II ROLL CALL Members Present: John Lacey, Steve Pazan, Evelyn Tinkham Members Absent: Jim Rexroat; one position vacant Staff Present: Paul D. Carr III APPROVAL OF MINUTES Mr. Lacey moved to approve the minutes of the meeting of March 5, 1984 as submitted. Mr. Pazan seconded the motion, which passed unanimously. IV COMMUNICATIONS FROM THE PUBLIC None V VARIANCES V-84(4)4 - BRIAN W. PETERSEN. A variance request to reduce the 25-foot front yard setback requirement to 18 feet to allow an addition to an existing residence. Location: 708 West Fifth Street. Mr. Carr reviewed the Department Report. Chairman Tinkham opened the public hearing. Chris Crowson, 107 East 13th Street, representing the applicant, was available to respond to questions. The Board asked the staff a number of questions. Chairman Tinkham closed the public hearing. Mr. Pazan moved to grant the variance to reduce the 25-foot front yard setback to 18 feet to allow an addition to an existing residence provided that a soils test is submitted to the Building Division of Public Works, citing the follow- ing findings of fact: 1. The location of the lot adjacent to the Ravine and the prevailing slope on the lot are special circumstances which restrict the location of an addition to the existing house. . . . BOARD OF ADJUSTMENT April 2, 1984 Page 2 2 . Since other houses in this vicinity encroach upon their front yards and the addition will not extend a use right not shared by other properties in the vicinity and zone, the variance will not bestow a special privilege on the property. 3. The addition will not cause a sight distance problem, f ire hazard, or block a view; thus, granting the variance will not have a material impact on the general welfare or be detrimental to abutting properties. Mr. Lacey seconded the motion, which passed unanimously. VI STAFF REPORTS Mr. Carr reminded the Board of the Short Course on Planning scheduled for April 18, 1984. VII REPORTS OF BOARD MEMBERS None.
