Meeting scheduled for June 4, 1968

I have received four requests for variances or conditional
use permits which have been properly posted for hearing at
this meeting.
Mr..Verne Linson, 2611 Mt. Angeles Road, has requested a
variance to permit him to construct a garage closer to the
property line than permitted in an RS-7 zone. This property
has no rear access and the front access off the Mt. Angeles
Road at this point is quite difficult. This makes it
imperative that Mr. Linson have adequate turn-around area in
his yard. This can only be accomplished by setting the garage
closer to the property line and providing turning space
between the house and garage.
Mr. John L. Collins, 1512 West 4th St., has requested a
variance to allow him to construct a garage on an existing
Slab, closer to the alley than permitted in an RS-7 zone.
This involves the 4/5 alley between H and I Streets, which
serves as the only access for the bluff property.
Mrs. Edith G. Hall, P. O. Box 187, Sequim, has requested a
variance to allow her to construct a garage closer to the
alley than permitted in an RS-7 zone. This involves the
property on the northeast corner of Liberty and Columbia
Streets. The alley is a dead end and the lots are platted
east and west. Mrs. Hall proposes to build on the lots
immediately adjacent to the alley, on the south. With the
bluff line cutting across the property, there is not enough
land to locate this garage east of the proposed house.

Mr. Stanley E. Forsvth,of the Olympic Lumber Company, 325 Marine
Drive, has requested a variance to enable him to construct
watchman's quarters, in conjunction with the company office,
in an M-2 zone located on the Port fill north of Front Street
and west of Cherry Street.
This is all of the new business scheduled for this meeting.
So far I have been unable to contact Mr. Robert Seat of 740 W 5th,
for additional information on his request, tabled at the
last meeting.
I have just received a request for a drive-in restaurant on the
northeast corner of Front and Chambers Sts.. However, this
will not be processed until the following meeting.
The City Council took the following action on business from the
May 7 and May 21st meetings:
L.G. Richards - addition to existing SFR - approved __
James H. Lotzgesell - carport - approved
Rev. Lieby - appeal - denied
Allen Jensen - Carport - approved
John Waldron - addition to existing SFR - approved
C. A. Correll - trailer - approved
Community Players - approved
The city manager has given me a sketch of Seamount Estates
proposed plat with some recommended changes which I will
have at this meeting.
The council has set June 6 as the date for a hearing on the
re-zoning of the property next to Grandview Heights mobile
home zone, so a recommendation on this will have to be made
at this meeting.
As of this date, I have nothing else for presentation at
this meeting.

Minutes of Port Angeles Planning Commission meeting of June 4,
1968.
Present: Hunt. Anderson. McHone, Treat, Driscoll, Dilling,
Hankins. Director of Public Works Warder, Building
Inspector Willson.
Absent: None
Minutes of the previous meeting were approved as published.
Old Business:
Variance request of Robert Seat of 740 West 5th Street, tabled
from the last meeting was brought up. Mr. Seat was present and
explained that the dimensions of the combination double garage-
carport which he proposed to construct were 26'x 26' instead of
36' x 26' as erroneously shown on the sketch accompanying his
request. This cleared up the questions the members had and it
was voted to recommend approval of the request.
New Business:

Mr. Verne Linsen 2611 Mt.Angeles Road had requested a variance to
allow him to construct a garage closer to the rear property line
than permitted in RS-7 zone. Mr. Linson's property is on the
curve of Nt.Angeles Road between the Boulevard and Park Ave.
Access to the road at this point is blind and for reasons of
safety he must leave his driveway forwards rather than in reverse.
In order to maintain sufficient room in his yard to turn his car
around, it is necessary for him to locate the proposed garage
closer to the rear property line than permitted in the zoning
regulations. After a brief discussion, it Was voted to recommend
approval to set the garage 2 feet off the rear property line in-
stead of the 10 feet required.
Mr. John Collins, lS12 West 4th St.. had requested a variance to
construct a garage on an existing concrete slab which is now too
close to the side and rear property lines. When Mr. Collins began
this project. the present location was legal. Since the setback
from the alley will be nine feet, it was felt that this would
present no problems. However, to set the garage on the side
property line, it was felt that Mr. Collins should be cautioned
about keeping his roof overhang and drainage on his own property.
The secretary was instructed to 50 advise Mr. Collins. It was
voted to recommend approval of the variance requested.

Mrs. Edith G. Hall, P.O. Box 187 Sequim, had requested a variance
to allow her to construct a garage closer to the alley line than
permitted in an RS-7 zone. A brief discussion centered around the
fact that the alley was a deadend, that there was insufficient
land on the opposite side of the alley to build on, and the alley
will, in effect, be nothing but a private driveway. It was voted
to recommend approval of the request for set back of one foot of
the alley right of way line instead of the 10 feet required in an
RS-7 zone.

Mr. Stanley E. Forsythe of the Olympi~ Lumber Company had requested
a variance which would permit him to construct quarters for a
mill watchman in connection with his sawmill office at 325 Marine
Drive. Residential structures are not permitted in an M-2 zone.
After discussing the proposed use of the accommodations with Mr.
Forsythe, and being assured they would not be converted to resi-
dential or rental quarters. it was voted to recommend approval
of the variance requested.

Mr. E. L. McWilliams was present in connection with the proposed
plat of Suburban Lot 48. He presented a letter from the abutting
neighbor. Mr. Ronald Gallauher saying he did not desire to have a
road along the property line between their holdings. This had
been one of the main objections to Mr. McWilliams proposed plat, as
it will result in an sizable tract of land being entirely removed
from any access. The City Manager, who was in attendance, was
requested by the Planning Commission to contact Mr. Gallauher and
determine if he was fully aware of the possible effect this might
have on his property. the matter was tabled until next meeting.
The secretary was asked if any further wor~ had been received in
connection with the requested re-zoning of the South half of
Suburban Lot 76 by Mr. Eacrett. Upon being advised that nothing
further had been received, the secretary was instructed to contact
Mr. Eacrett# and remind him of the June 6th hearing date and
that the approval recommended had been contingent upon proper
approval of the Health District for septic tank installations
and upon the dedication of all the necessary street and alley
rights of way and proof of satisfactory arrangements for the
opening of these rights of way and extension of necessary utility
services.
No further business was presented and the meeting adjourned at
8:30 P M.
