Old Business - Chairman Harry Hunt will report on his contact with
Gallauher's in connection with McWilliams proposed plat of"Seamount
Estates".
New Business - Two variance requests have been received and properly
posted for hearing at this meeting.
T.L.Crumb of 331 East 5th has requested a variance from the alley setback
requirements of an RMF zone to enable him to construct a carport on an
existing concrete slab on the back of his lot at this address.
Floyd Kautz, 2314 South Lincoln Street, has requested a variance from
the alley setback requirements of an RS-7 zone to permit him to construct
an addition to the west side of an existing non-conforming single family
residence. This addition would not project any closer to the alley than
the existing building.
I have had two inquiries for informational purposes.
R.S.Dubigk of 410 East Front inquired about the procedure for getting
the heights restrictions in RB zone on the north side of Front Street
reduced from an allowable height of 30 feet to 20 feet, to protect the
view from the residences on the south side of Front Street.
J.F.Woods of 423 East 7th has inquired about the front yard setback for
a new single family residence at 415 East 7th Street. All existing
dwellings in the area are setback 15 feet or less. His inquiry is
whether to maintain the present building line, or setback behind the
existing houses.

Council Action ~ The City Council took the following action at its
meeting of July 18, 1968.
Eva L. Main - 911 Cedar St. - approved
Jack Plaskett Jr. - 12th & I - approved 15' setback from I St.
Gordon Wray - 1635 W. 5th - patio shelter - approved.
At its meeting of August 1, 1968 the City Council established Sept. 5,
1968 as the date for hearing the rezoning request of Nimrod W. anspach.
A recommendation from the Planning Commission on this request is desired.
(This is the property; ust wes t of 16th and "C" Streets on which Mr.
Anspach desires to construct two single family residences).

Present: Hunt, Anderson, McHone, Driscoll, Dilling and Building
Inspector Willson.
Absent:
Treat, Hankins.
Minutes of previous meeting were approved as published.
Old Business: Chairman Hunt reported on his contact with
Ron Gallauher, property owner abutting the proposed Seamount
Estates. Mr. Gallauher had been unaware of the ramifications
of the proposed platting as it would affect his property.
After discussing the possible development of this general area,
Mrs. Gallauher gave Mr. Hunt a letter protesting the subdivision
as proposed.

New Business:
T.L.Crumb of 331 East 5th Street had requested a variance
to permit him to construct a carport on an existing concrete
slab which is closer to the alley right-of-way line than
permitted in an RMF zone. The members reported on the exist-
ing fence and hedge between the alley and proposed carport and
felt there would be no alteration of the situation as it
presently exists. It was therefore voted to recommend approval
of the request to allow a roof to be erected over the existing
slab.
Floyd Kautz of 2314 South Lincoln Street had requested
a variance from the regulation of an RS-7 zone which would
enable him to enlarge his existing single family residence which
represents a pre-existing, non-conforming building. The present
structure sets closer to the alley right-of-way line than per-
mitted in this zone. The proposed addition will not be on the
alley (north) side of the building, but will project to the west.
The Planning Commission members were of the opinion the addition
would in no way be detrimental and recommended approval of the
variance requested.
The City Council having set September 5th as the date for the
hearing on a rezoning requested by Nimrod w. Ans~ach had asked
the Planning Commission for its recommendation on the request.
After discussing the zoning of the tiC" Street area in general.
it was recommended that Mr. Anspach request for the rezoning
of his most easterly lot (Lot/8, Block 430, Townsite) from
6SD-Cl to RS-7 be approved.
Other Business: Informational requests had been received from
R. S. Dubigk (regarding allowable building heights), J.F.Woods
(regarding front yard setbacks) and Harry Kirner (regarding
remodel of non-conforming building). A brief discussion was
held on each item but no action taken.
