The Waterfront District Walking Tour
1. Laurel Street & Railroad Relocation
Laurel Street will be used as a temporary road to cost-
effectively activate the Downtown Waterfront Area.
When the railroad is eventually relocated along the
bluff, a permanent access road will be constructed.
2. Alcohol Plant
A portion of the Alcohol Plant has been identified as
having the potential for adaptive reuse. This building
was built by the Defense Plant Corporation in 1944 to
make rubber from ethyl alcohol for use in World War II.
Logs were hydraulically debarked and converted to
wood chips in this building. The chipper has been
identified as a historic industrial icon which will be dis-
played as a park feat re in the Waterfront District.
The shorelines include a legacy of failing bulkheads and
old industrial docks. Removing some of this infrastruc-
ture will create opportunites to soften and reshape the
shorelines to provide critical nearshore salmon habitat
arking and Chipping Plant
4. Shorelines & abitat Restoration
5. Enviromental Cleanup
The clean up of six state-listed sites is underway to
bring this and back into functioning and productive use
and meet the 'community vision for the central water-
front.
6. Marine Trades Area
This area is characterized by a working waterfront that
supports a new Clean Ocean Marina. The main focus is
to accommodate marine trades jobs such as fishing, boat
building, boat repair and research and development.
7. Steam Plant
Georgia-Pacific owns the Steam Plant and the Port owns
the land. Georgia-Pacific officials have indicated they
are planning to remove the Steam Plant and the 'chim-
ney.
8, Commercial Street Green
The 'Commercial Street Green will include a large public
park connecting downtown to the waterfront. The tiled
tanks will remain in the middle of the park as historic
industrial icons.

Early phases of infrastructure are designed to
provide strong visual and physical connections
between downtown and the waterfront. As the site
gradually develops into an urban village, roads
and parks will be expanded to serve development
and increase public access to the waterfront.
