Preliminary Short Plat SHP 02-02 Appeal:
Williams: Brad, if they went ahead and built a single-family home on a septic system and got the
waiver this season, could they come back later and subdivide and add additional homes?
Collins: I don't believe it's their intention to build—I think they're selling the lots.
Williams: OK.
Mr. Petersen: We plan on building on the lots.
Williams: That's what I thought I'd heard.
Mr. Petersen: Use one lot for ourselves.
Collins: Then the answer to your question is that,yes, they could proceed ahead with one single-
family construction on the property and then subdivide later.
Williams: OK, so we could get started at least on something this year and then, depending on
everything ... how quickly things run, further subdivide to sell off the additional lots.
Mr. Petersen: In addition to the sewer, then how about what the requirements are on paving?
Williams: I don't think they would need to address the paving standard for the single-family home,
would they?
Collins: [Talked without microphone on—difficult to understand—then realized his microphone
was off and corrected the situation, saying he wanted this to be off the record—laughter
followed.]
I would really like to defer to the City Engineer on that issue, but I think you're correct—I
think for a single-family house, they just need to have a access onto ... a 20' access onto a
City street.
Williams: Build a driveway out to the existing street.
Quinn: That would be my recollection, too, is that as long as you have a legal lot of record you
could put a single-family home on it. It's when you start to subdivide the property is when
you start issuing these regulations.
Wiggins: Well,you've made us do some more homework, and we will be doing that. But thank you
for coming forward and thank you for being so clear in your presentation—very well done.
