LEASE AGREEMENT

WITNESSETH
1. Premises.
a. Landlord's Property. Lessor represents that Lessor owns the real property ("Landlord's
Property"") legally described as:
Lot 16, Block 16 in Normal R. Smith's Subdivision of the Townsite of Port Angeles, as per plat
thereof recorded in Volume K of Deeds. Page 1. Records of Clallam County. Washington.
Situate in the County of Clallam" State of Washington
b. The Rental Premises. Landlord hereby leases to Tenant the portion of Landlord's Property
described as Suite 1-4 , the same comprising approximately square feet. Landlord and Tenant may
elect to attach a sketch of the Premises to this Lease. The sketch and square footage figures are for
identification only and is not a warranty of the square footage of the Premises. Tenant is responsible to
verify square footage to their satisfaction.
c. Reservation of Common Areas. All of the parking areas, interior walkways and utility spaces.
driveways, turnaround areas, truck maneuver areas. sidewalks. landscaped areas. and other outside or
unenclosed areas that from time to time are part of or located on the Property are hereinafter referred to as
"Common Areas."" The vehicular parking areas that from time to time are contained in the Common Areas
are hereinafter referred to as the "Parking Areas.- All portions of the Property which are leased to tenants
other than Tenant pursuant to the terms of this Lease are hereafter referred to as "other Exclusively Occupied
Areas.'"
Landlord shall have the right, from time to time, in its absolute discretion, and without the need for any
consent or agreement from Tenant, to expand or contract the Property and/or alter the location.
configuration, size, character, and/or intended purpose of the Common Areas. other Exclusively Occupied
Areas, or any portion thereof, if doing so in Landlord's sole judgment is for any reason necessary or
desirable. Tenant acknowledges that it shall have no right of control. regulation. approval. or disapproval
with respect to the use, improvement, development, or operation of that part of the Property other than the
Premises leased to Tenant pursuant to this Lease.
d. Parking. During the term of this Lease Tenant may rent a space for vehicular
