For good and valuable consideration, receipt of which is hereby acknowledged, the
undersigned Grantor, STEPHEN'vVIRTH, owner of the below described land, hereby grants
to THE CITY OF PORT ANGELES, a municipal corporation, Grantee, a perpetual,
irrevocable, non-exclusive easement over, under, and across the following described real
estate:

Plats, Page 25, under Auditor's File No. 512958, being a portion of the
Southeast Quarter ofthe Southeast Quarter of Section 7, Township 30 Norfi,
Range 6 West, W.M., Clallam County, Washington, lying Northerly of Olympic
HighwaS described as follows:
COMMENCING AT THE SOUTHEAST CORNER OF SAID LOT
3; THENCE SOUTH 83" 38'31'WEST 77.45 FEETALONGTHE
SOUTH LINE OF SAID LOT 3 AND THE NORTT{ MARGIN OF
US HIGHWAY 101 (FORMERLY OLYN'IPIC HIGFIWAD TO THE
POINT OF BEGINNING; THENCE CONTINLiING SOUTH 83'
38'3 1' WEST AIONG SAID SOUTH LINE AND NORTH MARGIN

The Grantee shall have the right to place, locate, construct, operate, repair,
maintain, and replace the currently exisdng sanitary sewer manhole and
appurtenances. The Grantor shall not erect or place any strudure, building,
Eee, or shrub on the above described easement area (hereinafter, "the
easement area") without the express written permission of the Grantee'

SOUTH LINEOF SAID LOT 3ANDTHE POINTOF BEGINNING.
SUBJECT TO EASEMENTS, RXSTRICTIONS, COVENANTS,
AND RIGFilS OF WAY OF RECORD, IF ANY.
The following terms and conditions shall also apply to tJris easement:
1. Grantee shall at all times have the right to full and free ingress to and
egress from the easement area for all purposes herein mentioned over
the easement area only. Grantee shall have no right of ingress or
egress over any other portion of Grantols real estate other than the
easement area described above.
Grantor shall not be responsible for damage caused to Grantee or
others arising from Grantee's exercise of the rights and privileges
herein granted.
Grantor shall not occupy or use the easement area in a manner
inconsistent with or interfering with the rights and privileges herein
granted.
If this easement is abandoned by Grantee in the future, the rights and
privileges conveyed herein shall thereupon revert back to the then
owner of said real estate and this easement shall be null an void.

This easement and the righs and privileges herein granted shall inure
to the benefit of Grantee, its successors and assigns, including any
parry to which Grantee may grant contract, joint user, or other similar
rights.
