4.1

4.1.1 Importanoe. Incorrect size, location or spacing of piers may
cause serious ~tructural 'damage ,to your home. It is
important to install' piers around the perimeter if required
for your~ome. Pailure to-do'so'may lead to sagging floors,
walls anCi roofs. : ; . .
4.1.2 Aooeptable types. piers may be concrete blocks'or pressure-
treated wood,'oapped ,and shimmed with wedges, or adjustable
manufa9t~ed metal or oonorete devioes (see Figure 4.1).
Adjustable.devioes, are more'acourate~ Manufaotured piers
should be listed and labeled for the r~quir~d 10a4 capac~ty.
4.1.3 Design requirements
4.1.3.1
Load'l'"lileuing capaoi ty. The load that,~eac~. ..pi~r. mu~t
carry depends on factors $uch- as ,the dtmensi~ns of
the home, the roof ;Live load,' ,the 'spacing of'the '
piers, and the way they are used to support the
home. Center beam/marriage wall blocking is
required for multisection homes.
See Tables 4.1 and 4.2 for pier capacities.
Manufactured pie~s must be rated at at least these
capacities, and locally-constructed pi~rs must be
.~esign~~_~o t~~~s~~~ these lo~ds sately ~see

When piers are constructed of blocks stacked ~i~e-

Cap 'hollow ~lock piers as shown in Figure 4.1 to
distribute the structural load evenly across them.
Caps may be of solid" masonry or pressure treated
IU11iber, at least 4" thiCk, or of steel,"'and of the
~ame length and width as the piers they rest upon.
Avoid plywood, as it may lead to ,unwanted settling
or movement.
Use lumber shims to level the home and fill any gap
between the base of the I-beam and the top of the
pier cap. Always use shims in pairs (see

space to be shimmed is less .than the minimum
thickness of available:caps or concrete blocks,

adjustable .risers do not extend more than 3" when
finally positioned (or beyond .the, 'limits specified
by 'the manufacturer).
A1l 'piers must rest on footings, (see paragraph 4.2)
that either extend below. the .frost:line'or are
,otherwise protected from frost effeots, and'are
plac~d ,~n either undisturbed soil or compacted fill.

'Mortar is not required. ManUfactured piers should
be listed and ~abeled.
Piers 36" to 89" high. .Construct all piers between
36" and 80" hiqh, out of double, interlocked
concrete blocks (see Fiqure ~.1). Mortar will not
be;.requix:.ed.

Piers over 80" high. Where permitted by local
codes, lay them in concrete morta,r with .steel'
reinforcing bars inserted in the bloc~ calFs and
fill. the cells with,.c;oncrete. . Where such '
construction is nob permitted by. "local codes, have
piers over 80" high designed by a registered
professional or structural enqineer~
4.1.5 Looation' and spaoing. The location and spacing of piers
depends upon the dimensions and weiqht of the home, the roof
load zone, the type of construotion (sinqle- or
mUltisection), and other faotors such as the locations of
doors or other openings and heavy pieces of furniture.

4.1.5.1 Single-seotion homes. Figure 4.2 shows the
recommended location and spacing of 'piers for your
sinqle-saction home.

4.1.5'.2 Hulti8eation homes.' .Flqure 4.3 shows. the
recommended location and spacing of piers for your
multisection.home.

4.2~5.3 Under doors and h~aVr" furniture. Place piers on
both sides'of.sidewall exterior doors and other
sidewall openings 4-' or 'wider (such'as recessed
entries, bay wiridows; and sliding glass doors),
under .porch posts, fireplaces and wood stoves, and
under the expected'locations of heavy pieces of
'furniture such as pianos, organs, waterbe~s, etc.
4.2.5.4 K~ti8ectiop Ridqeb.am s~pport Piers. In addition
to pier~'located alonq.main beams, and. at exterior
openings, piers should be placed at each ridgebeam
'column location~ ,These~piers.are necessary to:
, t~ansfer concentrated roof ,loads safely to the
. ground. , ~e .loca~ion'pf these,piers are shown'by
,either.dimensioned~drawings provided.with your 'home
or by paint marks10r decals on the bottom side of
the center line floors. See Figure 4.4.
The influence spans are the sums of adjacent opening
spans. See Figure 4.5 for an illustration of the
~ethod for determining these spans. See Table 4.2
for the minimum pier capacity.
4.2 Pootinqs. Support every pier with a properly designed
footing, as follows.
4.2.1 Acoeptable types of footings
4.2.1.1' CODcre~e.. Footings. may consist pf precast or
poured-i:n-place c9ncrete, pads" slabs or ribbons
with a 28-day.compressive strength of,'at least 3,000
psi. Unreinforced footings must have. a depth of at
least 1 1/2 times the length of the footing
projection from the pier. (See Table 4.3.)
4. 2 .1.2 Pressure~treated lumber.' Two fastened layers of ,2"
thick pressure-treated wood planks, with the long
dimension'of the .second layer placed perpendicular
to that of the first, and cut edges painted or
retreated, may also be used.

4.2.2.1 conventional Footings. To preolude the harmful
effeots of ground frost heave, footings should
usually be placed belo~ 'the:.frost': line. Consult
looal authorities to determifie'frost penetration.

4.2.2.3 InSUlated pounaationa. Footings may also be placed
above the frost line when tbe home is prov.ided with
a perimete~ foUndation' or ski~ihg having ih~ulation
prope~ies SUfficient to}preveht freezing of the
'soil under,or ~djaoent to every 10~d-bearing .
component of the foundation and aooeptable for this
purpo~e,to the 'local' ~uthor~ty havi~g jurisdiction.

InSUlation systems should'be'compatible with the
~equirement to cross-ventilate the entire space
under the home (see paragraph 5.5).
4.2.3 Proper aizing or rootinga. Proper aizing of footings depends
upon the load-carrying capacity of both the piers and the
soil. See Table 4.3 for recommended footing sizes for
various pier capacities.

4.3.1 Plo04-prone areaa. Guerdon Homes does not recommend -siting
your home in, river or coastal 'flOod-prone areas. Speoial
local_regulations or rlood insurance ProVisions may apply.
Special elevat~on and anchoring teohniques are required when
locating in a flOod-prone area. Consult a registered
prOfessional or structural 'engineer to make ~ure that home'
design and c~nstr.uction conform to appl-iCable federal, state
and looal Codes and regulations. The FEMA Publication listed
in section 4.5 contains design and donstruotion
recommendations. ,
4.3.2 Speoial enov 10a4 Oon4itions. Homes desi9ned for and located
in heavy snOWfall areae or subject to other extreme loading
conditions will require special piers or footings. See
tables and spe9ial manUfacturer's instructions provided with
your home. Ventcaps, Plumbing vents, gas furnace and water

heater stacks, Blend Air systems, etc. shall be extended by
retailer or homepwner as necessary to assure proper operation
during high snow depth c~ndltions.
4.4 Basement Foundations. Figures 4.6, 4.7, 4.8 and 4.9 show a
typical basement foundation desiqn. If you desire your home
, to be placed on a permane~t foundation numerous speqial
construction techniques must be used in the homa's.setup.
These consi~erations are contained in these figures.

wire-to-wire connections using wire :nu~s. Connect wires

around the base of the light fixture to ensure a water-tight
seaL to'the sidewall. Push the wires into the box and secure
th~ light fixture to the junction box. Install the light
~ulb,~d attach the globe. Refer to Figure 6.1(a). '
