LEASE AGREEMENT
THIS LEASE AGREEMENT is made as of the date of the last signature affixed below,
by and between the City of Port Angeles, a municipal corporation and non-charter code city of
the State of Washington, hereinafter known as the City, and Ronald Baron, a single man, Lessee.
1. Premises. For and in consideration of the mutual promises, covenants and conditions set
forth herein, the City does hereby covenant and agree to let and lease unto the Lessee
the tracts or parcels of land legally described as:
That portion of the Southwest Quarter of the Southwest Quarter, and the South Half
of the Northwest Quarter of the Southwest Quarter of Section 4, Township 29 North,
Range 5 West, Willamette Meridian, Clallam County, Washington lying westerly of
the present Deer Park Road, "Together with
That Portion of the Southeast Quarter of Section 5, Township 29 North, Range 5
West, Willamette Meridian, Clallam, County, Washington lying easterly of Skunk
Creek. (Sometimes known as Surveyor Creek).
2. Term. This lease shall be for a period of ONE year commencing on the first day of
August 2017 and terminating on the 31" day of July 2018. The City grants Lessee successive
options to renew the lease for successive one-year terms on the following terms and conditions:
Lessee can exercise the option by paying rent for the following year. City may terminate the
lease by giving Lessee written notice six month prior to the expiration of any term.
3. Use of the Premises.
A. Lessee shall use the property for no purpose other than grazing of cattle and shall
keep the premises in a neat, orderly, and sanitary condition at all times.
B. Lessee shall neither sublease nor underlet any part of the leased property, nor
shall lessee assign this lease without the City's written consent.
C. Lessee shall act as a caretaker for the property in keeping out trespassers and shall
maintain fences around the property wherever they exist at the commencement of this
lease and any "No Trespassing" or warning signs presently on the property; provided that
if a sign requires replacement or the City desires additional signs, the City shall, at its
own expense, furnish the signs.
D. Lessee has inspected the property, has full knowledge of the property's condition,

and hereby accepts the property in its present condition, including possible contamination
by hazardous substances and explosives due to the property's prior use a military
establishment for gunnery practice.
E. Lessee agrees to hold the City harmless from, and indemnify and defend the City
against, any and all claims or suits for personal injury or property damage arising out of,
or in any way connected with, the lease by the City to the Lessee of the property
described by this lease and the use of that property by the Lessee.
F. The City shall have the right to enter the property at all reasonable times for the
purpose of examining the property or any other reasonable purpose.
G. If Lessee shall fail to keep or perform any or all of the covenants or agreements
contained herein, this lease may beterminated by the City if the same remains
uncorrected by Lessee upon receiving prior written notice from the City. If Lessee
should fail to quit and surrender the leased premises, he shall be liable to lawful eviction.
4. Rent. Lessee covenant and agrees to the City at 321 E Fifth Street, Port Angeles, WA
98362, annual rent in the amount of five hundred dollars ($500) together with the legally
required leasehold tax in advance of the first day of September during the entire lease. If Lessee
is in possession of the premise for a portion of a year, then the annual rent shall be prorated to
reflect only that portion. Any rental payments received thirty or more days after the beginning of
date of each rental period, shall be subject to a service charge of fifty dollars.

date first written above.
