Notes for Half Bath Addition and Kitchen remodel to 121 East 2nd Street

Overview:
The intent of this scope is:
• Add a half bath between the kitchen and the laundry room for added convenience.
The existing broom closet in the kitchen will basically be expanded into the
laundry room to provide the required dimensions for the new half bath.
• Install a continuous reinforced concrete footing/stem-wall under the North, East
and West sides of the eight foot addition that was added to the kitchen many years
ago. This will provide better support and better moisture and vermin control than
the current pre-cast spot footings.
• Reconfigure the existing kitchen from a"U" shaped cabinet layout into a layout
that features an"island" by removal of the base cabinet at the North end of the
current"U" shape layout. The existing oven,refrigerator, dish washer and
microwave will be replaced and the trash compactor will be deleted.
• The windows an the North wall of the kitchen will be replaced with a single panel
patio door to access a future patio and two insulated double pane casement r
ventilating windows and one picture window to provide improved views..
Foundation Work:
• The Existing plywood foundation skirt will be removed from the kitchen addition.
• The space between the existing pre-cast foundation post bases will be excavated
to a minimum of 12 inches below existing exterior grade.
• A treated 2x6 will be screwed to the underside of the existing 6x6 perimeter beam
to provide separation from the new concrete footing/stem-wall.
• Form the inside and exterior edges of the new footing/stem-wall with a minimum
width of about 15 inches. "Simpson"MA6 galvanized anchors will be attached to
the bottom of the 2x6/6x6 perimeter beam at 36 inches on center. Two #4 rebars
will be installed in the footing/stem-wall. 3000 pound concrete will be used.
General Work:
• The existing (non-structural)walls of the broom closet and the wall separating the
kitchen from the laundry will be removed.
• New walls will be constructed for the half bath, new broom closet and door way
to the laundry room. (Clear width of half bath from finish wall to finish wall will
be 30 inches and a minimum of 24 inch separation between the front edge of the
toilet and front edge of pedestal sink will be provided.)
• The existing counter top in the laundry room will be shortened to 36"wide.
• The existing kitchen base cabinets will be re-positioned to create the island
feature. The new location of the oven is very close to the existing location and
will connect to the existing power and vent.
• The kitchen sink and faucets will be replaced.
• New hard surface counter tops will be installed on all base cabinets.

• New flooring will be installed in the kitchen, half bath and laundry.
Mechanical and Plumbing Work:
• New exhaust fan will be installed in high wall of half bath and ducted through
new fur-down chase through the exterior North wall.
• Water supplies to the new toilet and sink will come from existing supplies to the
existing laundry sink the will be eliminated by the extension of the half bath into
the laundry.
• New bath plumbing vent will go through the low roof over the half bath.
• The septic drain line will go to the East in the existing crawlspace under the
kitchen and connect to the existing sewer lateral located about 5 feet off the East
side of the kitchen.
• The new toilet will be an antique style with an elevated water tank and the sink
will be a pedestal type.
• A new sink and garbage disposal will be provided for the kitchen.
Electrical Work:
• New light and switch at half bath. (Light and exhaust fan switched together)
• New GFI outlet on wall by pedestal sink.
• Relocate existing light and fan switches for the laundry room currently located on
the existing separation wall between the kitchen and laundry to the laundry side of
the new separation wall. (That is about 6 inches away from current locations.)
• Three additional GFI outlets will be installed on the kitchen island that will be
created by the reconfiguration of some of the existing base kitchen cabinets.
• The existing electric wall mounted heater located under the recess on the West
wall of the kitchen will be relocated to the North kitchen wall under the picture
window.
• A decorative plug-in electric "fireplace"will be placed into the recess on the West
wall of the kitchen.
• A new wall mounted exterior patio light will be added with a switch by the new
patio door on the North kitchen wall.
• A light switch will also be provided at the new patio door on the kitchen North
wall for a ceiling light in the kitchen.

Jim,
I'm embarrassed to ask for an extension of this permit, and have a litany of excuses to offer, but
will not swamp you with those. The basic issue is that I submitted the permit application on 10
July and on the next day was diagnosed with another mantel cell lymphoma cancer—my 4th since
2008. They changed the treatment chemo for these treatments and I now recognize that it was a
