The City of Port Angeles
Building inspections Dept.
Upon reviewing the single-family residential plans submitted for permit, the
following are some of the items that will need to be taken in to consideration.
1- Sill and bottom plate anchor requirements for seismic zone #3. As per the 97 UBe Section (1806)
also positive connection to any pieri post and beam are required per code.
2- Standard wall bracing is required as per section (2320.5.1) - (2320.11.3) of the 97 UBe. If the wall
bracing methods cannot be met, then refer to "Alternate Braced wall panel" Section (2320.11.4) of
the 97 UBe. If any of the aforementioned methods cannot be met, engineering design will be
required for the "SHEAR WALL, ALTERNATE BRACED WALL PANEL" design.
3- Stairs and landings must be a min. of 36" finished width. Handrails guard rails, half walls, stairs,
knewl post, and balusters must meet Section (509 & 1003) ofthe 97 UBe.
4- Ventilation required as per 2000 Washington State Ventilation & Indoor Air Quality code.
5- Insulation, Heating, Air conditioning, Lighting, Windows and Appliances to meet 2000
Washington State Energy code.
6- 5/8" type "X" sheets rock in the usable space under stairs and area separation between the garage
(Group "U") and habitable area of main structure (group "R") if attached, to meet the rating
requirement.
7- Gas fueled appliances are required to have combustible air as per the Washington State indoor air
quality code. Water heaters shall have a pressure relief valve with approved pipe sizing and material
and be directed to the exterior per code. Water heaters shall be strapped/secured in seismic zone #3.
8- Smoke detectors shall be located in each sleeping room and in the hall leading to each sleeping
area. One smoke detector is required at the top of each stairs, and at least one smoke detector is
required on every floor level. Smoke detectors must be within 6" to 12"from the ceiling. Smoke
detector shall not be less than 36" from any air return. Power supply for smoke detectors shall be
from the main house supply that is not switched and required to be battery back up. Smoke detectors
to be inter-connected so that if one smoke detector alarm will start a chain reaction to all other
smoke detectors as per code. If outside of 4 minute response area a sprinkler system or an exterior
bell approved by the Fire department is required.
9- Safety glazed tempered glass required within 24" of any doorway edge, along with other
requirements as per chapter 24 in the 97 UBC.
10- All spans - Rafter, floor and ceiling joists must meet the requirements in the 97 UBC chapter 23.
11- an approved sprinkler system is required, if the total square feet under roof, of the structure,
exceed 6250 S.F.
This letter is not intended to cover all items required by the City of Port Angeles, but is to serve as a
guide to help you understand frequently asked questions, "ALL WORK IS SUBJECT TO FIELD
APPROVAL"

Things to be done.
. Remove all sheetrock of entire house and all insulation and nails off studs.
. Remove all wiring of entire house due to old wire.
. Remove any old cabinets in house.
. Remove all floor carpets, pads, linoleum, and anything else that isn't part of the frame of the house.
. Remove entire bathroom down to studs and remove all old water pipes.
. When finished house will only show studs and framework and be completely gutted.
. Modify walls.
. Place electric boxes and all the proper wiring.
. Redo all the water lines and put outside faucets lines. Place new lights, plugs switches laundry hook ups,
oven hook ups and smoke detector line in. GFI to all area's that are near water. Remove entire siding
and repair all defects of the frame. Tyvak all exterior of house
. Place window flashing and place all new LOW E windows throughout entire house.
. Insulate entire house with R15 and re sheetrock all rooms with 5/8" fire code sheetrock.
. Place Green board in entire bathroom.
. Put new toilet, vanity, sink, tub, mirror, tile, flooring, medicine cabinet
. And completely finish bathroom.
. Put new flooring in house. Place tack strips, Padding, and carpet in all bedrooms.
. Put pergo thru rest of house.
. Build up long room floor to existing floor height.
. Widen stairs and move entire stairs forward to open up thru fare,
. Re check all plumbing drain and vent systems for proper drainage,
. If possible widen upstairs bedrooms and move non lode bearing wall
. To make rooms more Equal.
. Place 3/8 rebar in garage and use 5 sack cement mix at 4 inches thick.
. Re make new basement door.
. Remove all plants along house. Place galvanized flashing along stud wall to prevent soil contact.
. Grade entire outside of house along house edge,
. Place 6 mil plastic on graded area and place drain rock.
. Re do all entry way Decks with new Pressure treated framework and cedar decking.
. Build new deck in front yard area using pressure treated lumber for frame.
. Place 6 mil plastic under deck than use cedar decking to completely finish it
. Place toilet and sink upstairs and completely finish small bathroom.
. Build fence around entire house.
. Place new siding to code and finish all exterior siding work. Replace all doors in house.
. Place new kitchen cabinets and counters and oven fan vent.
. Vent laundry to outside. Completely finish kitchen.
. Re sheetrock all remaining house with 5/8 fire code sheetrock and use 17/8" sheetrock nails.
. First nail1/2" than 11/2 'than every 6".
. Tape and mud all nails. Paint with Moisture Preventive Primer to seal wall.
. Seal floor stud to floor to prevent air leaking.
. All electrical Boxes seal where wire inters box and seal wire where it goes thru sill plate.
. Texture entire house, and paint complete interior.
. Re place all baseboard and door casings,
. Paint entire exterior of house.
. Remove all old roof material and replace with new roof shingles and place roof jacks and vents.
. Remove old non useable fireplace and repair hole left.
. Place 11/8 flooring in long room where kitchen is.

. Remove all plants along house. Place galvanized flashing along stud wall to prevent soil contact.
. Grade entire outside of house along house edge,
. Place 6 mil plastic on graded area and place drain rock.
. Re do all entry way Decks with new Pressure treated framework and cedar decking.
. Build new deck in front yard area using pressure treated lumber for frame.
. Place 6 mil plastic under deck than use cedar decking to completely finish it
. Place toilet and sink upstairs and completely finish small bathroom.
. Build fence around entire house.
. Place new siding to code and finish all exterior siding work. Replace all doors in house.
. Place new kitchen cabinets and counters and oven fan vent.
. Vent laundry to outside. Completely finish kitchen.
· Re sheetrock all remaining house with 5/8 fire code sheetrock and use 17/8" sheetrock nails.
. First naill/2" than 11/2 'than every 6".
. Tape and mud all nails. Paint with Moisture Preventive Primer to seal wall.
. Seal floor stud to floor to prevent air leaking.
. All electrical Boxes seal where wire inters box and seal wire where it goes thru sill plate.
. Texture entire house, and paint complete interior.
. Re place all baseboard and door casings,
. Paint entire exterior of house.
· Remove all old roof material and replace with new roof shingles and place roof jacks and vents.
. Remove old non useable fireplace and repair hole left.
. Place 11/8 flooring in long room where kitchen is.
. Build any walls, closets, arches and support under floor at areas where wall was widened.
