Upon acceptance of Zoning Lot Covanant, lot size is verif~ed
as 14,000 sq. ft. and lot coverage is ok.
When roof gutters are installed, drains w~ll located in dry
wells or p~ped to approved storm drain locations.
The lot size is incorrect as identified in the application.
A zon~ng Lot Covenant is needed to create the build~ng site
that is identified in the application with the new building
area being 101' x 140' (14,000 sq.ft.) NOT 165' x 129'. The
lot currently, w~thout the ZLC ~s 6937 sq. ft. w~th lot
coverage of 43%. With a ZLC, setbacks will be good and lot
coverage will be 21%. A Zoning Lot Covenant is required or
the proJect cannot go forward.
