PLAN CHECK FEE IF a plan check fee is due it must be submitted at the time the building permit application and construction plans are
submitted. All other permit fees are due at the time of permit issuance
EXPIRATION OF PLAN REVIEW If no permit is issued within 180 days of the date of application, the application will expire. The
Building Official can extend the time for action by the applicant up to 180 days upon written request by the applicant (see Section R105.3.2
of the International Building/Residential Code, 2003) No application can be extended more than once

Dear Mr Johnson.
Since your visit to this office last week, staff has made two visits to determine if
options are available to you in relocating a carport on your property The result of those
visits is that there are only two options available to you, however, they are in the locations
we previously discussed. Given the development on the site, the "orchard" area of your
property is available for a small carport, or the area at the west (rear) side of your property is
also a possibility The south property line is already encumbered with structures and storage
matenals and, although you have stated that the adjoining property owner has no issue with a
separation distance between uses and this property line, the City's development standards
require a minimum T setback along residential property lines except in the rear one third of
the site, which can then be reduced to 3' Development in the area in the rear of the existing
carport is considered the rear one third of the site, however, you said you didn't want to go
there and so the only other option is the area where the three trees (orchard) are established
along the north side of the residence.
We have given this situation much thought smce your visit and have reviewed
several building scenanos There are no other options. A minor deviation will not give you
any valued building area along the south or front sides of the site, and can only be given if
other options are not available. If it weren't for the fact that the lot is wider than the
standard residential building site, there would not be an opportunity for construction along
the north line of the site.
I can readily understand why you wish to cover your classic autos, but please be
aware that when development occurs on City properties, it is viewed on a long term,
permanent basis so it must be in accordance with established standards. You do have
storage capabilities for residential automobiles and are not depnved of that pnvilege, so the
hope that a variance would be considered to allow a reduction of established standards is not
there. And, you do have area where you can establish a legal carport, so the second issue for
a vanance cannot be made. I know that this information is not what you were hoping to
hear, but it is given after thorough review of your property development.

As the Code Compliance Officer has informed you that the-closest carport to the
street Must be removed, and in that you were informed fast year' by the Building Inspector
that the foundation you were creatmg there was too close to propertylmes .to ever .contain a
structure, you .have been notified of the' violation at this point.
I hope that you will move quickly to relocate the structure to the north or west side
of your site to avoid further action by the City And I hope that you understand that this

R105.3.2 of the International Building/Residential Code. 2003). No apphcation can be extended more than once.
