The Site Plan Is a sketch of your property
showing dimensions of the lot; location of
streets, aneys. and any fire hydrants; location of
any streams, ravines. hillsides, or wettands; and
dimensions and locations of your existing and
proposed structures in relation to your property
lines. It should be drawn on the grid sheet on
Page 5, Dr on a separate 8-112" x 11" sheet of
paper or,on the back of the building permit
apptication form. It's important that you be as
accurate as possible. We will use your site
plan to check for compliance with zoning
regulations (setbacks, lot covetage), and to
determine what permits and fees apply to
your pmjec:t (e.g. water, sewer. and right of .
way).
Your Site Plan should include:
- Name of permit applicant. and address of
project.
Scale used. and direction of North.
Location and dimensions of property lines.
Location and dimensions of easements.
Location of streets and alleys..
Location of any streams, ravines, hillsides, or
wetlands.
- Location of any existing street trees. street
lights, sidewalks, and fire hydrants.
- location, dimensions, and identification of aM
existing and proposed buildings.
- location of utility service connectiGns (water,
sewer, and elecbical). and roof and footing
drains.

As you know, following a public hearing conducted by the City Planning Commission on July
25, 2001, the Commission approved a conditional use permit to recognize a pre existing church
use located in the RS-7, Residential Single Family zone. The use is permitted with the
following conditions:

1, The approval is for the application as submitted described as Exhibit #1 to staffs July
25, 200 I, department report.

2, A building permit is required for any building construction which includes compliance
with the Fire Code and City fire policy,
3. The parking lot needs to be improved to City standards, including number of required
spaces and drainage detention.
4. The approach onto 2,d Street must be improved to City standards. The sidewalk along
2nd Street is required to be extended to the western lot line of Lot 5 and shall meet City
standards.
5, A landscaping plan to address compatibility of the expanded parking lot with adjacent
residential uses is required to be submitted to and approved by staff prior to issuance of
the building permit for the addition, The landscaping plan shall proposed trees and
shrubs which help to buffer the parking lot from adjacent residential uses to the north
and west.
