The Planning Division hereby provides comments on the following building application reviews:
BurkeIBell
As proposed, the application for a residential addition ofliving quarters would require a zoning conditional use
permit approval prior to issuance of the building permit, as the addition meets the definition of an accessory
dwelling unit according to the Zoning Code. An alternative would be to revise the plans such that the
refrigerator, dishwasher, and sink with a disposal are not shown on the drawings nor indicated in the General
notes. We have conducted site visit and found that the proposed addition will not be near the slope which starts
at the northeastern portion of the lot. The smaller dwelling located near the alley west of the subject property
does not appear to cross the property lines. This should be confirmeQ prior to issuance of the building permit.
Two parking spaces needs to be maintained.
With the above issues resolved, the proposal will meet the design standards for RHD.
RathodlBeaslev
As proposed, the demolition/addition meets the requirements of RHD. The plans were slightly difficult to
follow and our comments assume that the work proposed near the western property line (which currently has
a nonconforming setback) will not increase the nonconforming situation. As long as the nonconforming
setback on the west property line is not increased by additional floor area, the construction can proceed. If it
will increase the floor area, the 7-foot side yard setback needs to be met or a variance approval obtained. As
long as no development will occur near the steep slope on the northerly side of the property, the construction
can proceed. All other design standards for RHD will be met by the proposal. Overhangs cannot protrude more
than 3~-inches into the setbacks which are 25- feet for the front and rear property lines, and 7-feet for the side
property lines.
