Dear City Council:
Before Covid, it would cost a landlord in attorney fees and court cost
over $20,000 to get a long term tenant out that refused to move. After
getting the tenant out, the houses had to have debris removed and
repairs made in order to sell.
All landlords, whether single unit or multi unit investors, need to make
money.
Most local single unit landlords are trying to pay their high taxes and
other expenses.
During Covid, the laws have become more pro-tenant. A tenant is now
entitled to an attorney so a landlord needs to be prepared.

I found very informative the short video entitled
"Legal Hotline: What can the Landlord do?" by the Washington Realtor's
attorney Annie Fitzsimmons.
The video is a year old and since then the law has become more
pro-tenant.
Most local single unit landlords can not afford to have a tenant that
refuses to move. Fortunately, there is a need for short term rentals.
Short term rentals should be allowed in all Residental zones, except in
subdivisions where the CCR's do not allow them.
The city council could skip the survey, save the taxpapers some money,
set up a permit or license fee, and gain some revenue.
Lodging taxes are too expensive for single unit landlords and Bed &
Breakfasts. Cleaning fees have become very expensive.
Short term rentals are kept in better shape inside and out than long
term rentals. They can not be a slum landlord.
As with Bed & Breakfasts, there is a turnover in the short term rentals,
more will be needed, because owners suffer from burnout, over worked.
Higher end clients prefer to rent the whole property. Guests feel safer
in a short term rental.
Working people need good jobs and better jobs, and I would hope that
would be a top priority for the city council.
