CONTRACT FOR APPRAISAL SERVICES
R.E. Mellon & Associates, hereinafter referred to as "Appraiser," and City of Port Angeles,
hereinafter referred to as "Client," hereby agree and contract as follows:
1. Contract Work
The Appraiser will provide a Summary Report - Complete Appraisal of the fee simple interest
in land and building located at 215 South Lincoln, in Port Angeles, Washington. The Client and
intended user is the City of Port Angeles. The purpose ofthe appraisal is to provide an independent
estimate of the market value of the subject property for a possible sale or rental.
Establishing market value, as defined in Appraiser's letter of July 24,2006, attached hereto,
is the value sought by the appraisal. The Appraiser will provide Client with a Summary Report -
Complete Appraisal on or before October 25,2006.
2. Contract Sum
The Appraiser will perform the services outlined above on a fixed fee basis not to exceed
$3,500. '"
3. Time of Payment
The Appraiser shall submit a statement at the completion. Payment shall be due on the date
of the statement and shall be deemed delinquent if not made within 30 days of the due date.
4. Termination
In the event the appraisal services are stopped by the Client at any time, the Appraiser's fee
shall be calculated, due and payable on the basis of the Appraiser's fee schedule in effect on the date
of the contract, and the actual hours and direct non-salary expenses incurred to the date of
termination. -
