1. An automatic fire extinguishing system shall be installed. in Group H, Division IV
occupancies if the floor area exceeds 3,000 square feet. The proposed body and fender
shop exceeds 3,000 square feet, with the total square footage 6,150 square feet. I
2. Approved fire department access shall be provided within 150 feet of all portions of ea6h
building. If the fire department access road is in excess of 150 feet in length, it shall ~e
provided with an approved turn-a-round. .
3. If an additional spray room or spray booth is added, it shall be provided, with: I

~ An approved automatic fire extinguishing system. Plans would need to be
submitted to the Fire Department prior to installation.
~ Mechanical ventilation which is adequate to prevent the dangerous accumulation
of vapors. Spraying equipment shall be interlocked with the ventilation of the
spraying areas such that spraying operations cannot be conducted unless the
ventilation system is in operation.
4. Building plans shall be submitted to the Fire Department for review and approval prior
to construction to ensure the new paint booth/room, if added, and the addition complies
with the requirements of the Uniform Fire Code.

As you know, following a public hearing conducted on November 1, 1999, the Board of
Adjustment approved a reduction of the required building setback from a right-of-way in the
Industrial Heavy zone from 30' to 21'. Approval of the variance is with the following
conditions:
1. A landscaping plan with a minimum of ten feet of landscaping along the south
property line shall be submitted to and approved by the Planning Department.
Installation oflandscaping improvements shall be completed per the approved
plan prior to issuance of a certificate of occupancy for any construction located
within the original 30' setback area.
2. A parking plan that provides a minimum of 12 parking spaces and maintains a
minimum of ten feet of landscaping and approximately 38' of drive aisle
between the proposed addition to the body and fender shop and the new
Edgewood Drive ROW shall be submitted to and approved by the Planning
Department.
3. The new Edgewood Drive access driveway shall be located in the western
portion of the property as required and approved by the Public Works
Department.
Decisions ofthe Board are final unless an appeal is upheld in Superior Court. Variances granted
by the Board of Adjustment expire one year from date of issuance if the use for which the
variance was approved has not occurred.

We have checked this plan and find that it conforms to the requirements of our codes and ordinances with
the following exceptions.
1. Please ensure there are outside address numbers plainly visible from the road. Address numbers
shall be a minimum of six inches in height and contrast with their background.
2. Minimum 40BC fire extinguishers are required throughout the building within a 50-foot travel
distance where auto repair is conducted. Minimum 2A-l OBC fire extinguishers shall be provided
in all other areas within a 75-foot travel distance. Contact the Fire Department for recommended
locations.
3. Approved fire department access shall be provided within 150 feet of all portions ofthe building.
If the fire department access road is in excess of 150 feet in length, it shall be provided with an
approved turn around.
Provide the Fire Department with a site plan showing fire department access roads.
4. A fire hydrant meeting the distance and fire flow requirements of the Uniform Fire Code shall be
provided. The fire hydrant shall meet City of Port Angeles Public Works specifications.
5. If any areas within the proposed addition are to be used for a limited spraying area I, the electrical
wiring within ten feet ofthe floor shall be designed for Class I - Division 2 locations in accordance
with the Electrical Code.
I The aggregate surface area that can be sprayed in a limited spraying area cannot exceed
nine square feet with spraying operations not continuous in nature.

I am writing in regards to Alderson's Auto Body & Paint and their proposal to expand their
operation in Port Angeles. OAPCA was notified by Randy Alderson that the proposed
expansion does not currently include installation of a new spray booth. However, Mr. Alderson
did state that he does plan to install a spray booth in the future.
OAPCA requires all new sources to receive approval from OAPCA prior to construction or
installation. The current proposal that includes addition of work bays and a showroom and does
not require OAPCA approval, therefore a NOC permit is not required at this time. However, a
future proposal to install a new spray booth will require OAPCA approval. Mr. Alderson agreed
to file a Notice of Construction (NOC) application and receive approval from OAPCA before
installing a new spray booth.

I have made agreements with following five firms to construct the parking lot, do
landscaping, and install drainage at Alderson's Auto Body & Paint & Paint. These firms
include:
· Dan Morrison Construction.
· Jockey's Landscaping.
· Lakeside Industries.
· Rainbow Sweepers.
· Straw hat Landscaping and Irrigation Systems.
. They have all signed letters to this effect. Copies of these letters are attached for
your files. I will be having Dan Morrison Construction do some preliminary grading and
graveling at the north side of my buildings. This will be to create the eleven (11) parking
spots for occupancy of the first building. This building is being constructed under
Building Permit 11592.
As soon as the City of Port Angeles constructs the new Edgewood Drive
alignment the new parking, drainage, and landscaping will be instal/ed. Until then the
gravel parking and the instal/ed foundation drain and infiltration system will meet the
drainage needs of the structure.
I have already compensated these companies for this work. I hereby guarantee
the work to be done within two months of the completion of the City of Port Angeles
construction of the new Edgewood Drive alignment project at Airport Road. The city's
work is to include the construction of the new entrance to Alderson's and the paving of
the new entrance.
