Dear Mr and Mrs. DePaolo
As you know, following a pubhc hearmg conducted on May 24, 2006 the City's Planning
Commission app a conditional use permit to allow the development of an accessory
residential unit m the RS -9 Residential Single Family zone at 1140 E. Craig Avenue. The
conditional use permit is approved subject to the following conditions
Conditions.

1 All new construction shall be consistent with area and dimensional standards for the
RS -9 zone.
2. The applicant shall provide separate water and electnc meters and provide a separate
address for the accessory residential unit. Address numbers must be at least six (6)
inches in height and readily visible from the street and of contrasting color from their
background.
3 The apph shall provide for two additional parking spaces for the accessory

waste, and the frequency of sampling, will vary with the type and form of the waste. Check the

The "Dangerous Waste Regulations" (WAC 173 -303) shall be utilized to determine the
appropriate analytical requirements for waste characterization. Ecology Publication #91 -30

1. Structure shall comply with lateral bracing requirements of the Uniform Building
Code, Section 2320.11.3. Typically exterior braced panels (BP) consist of 3/8" wood
structural panel sheathing beginning within 8' of each corner. The panel shall be a
minimum of 4' wide and nailed 8d at 6" o.c. around perimeter and 12" o.c. in the field.
Alternate braced panels meeting City of Port Angeles requirements shall be installed
at garage door end of building. See handout already supplied to applicant. Please
indicate material used in wall panels. Sheathing shall be stamped with span rating.
2. Method of foundation construction shall be noted on the plans to meet minimum City
of Port Angeles requirements.
3. Roof sheathing shall meet panel span rating requirements of UBC Table 23- II -E -1.
Blocking or panel clips shall be provided for 24" spans. Please indicate material
used in roof panels. Sheathing shall be stamped with span rating.
4. Roof framing shall comply with requirements of UBC Section 2320.12. Options for
complying with this section include the following:
a) Provide an engineered design for the use of the 2 x 4 rafters with the gussets
shown in the plans.
b) Provide a 1x -ridge board with a depth to match the cut end of the rafters with
the rafters installed directly opposite each other at the ridge. Ceiling joists
used as rafter ties shall be installed at 4' o.c. to form a continuous tie
between the exterior walls.
c) A ridge beam adequately sized to handle the load from the rafters could be
provided with framing at each end to support the load.
5. End joints in double top plates shall lap a minimum of 4 feet or shall have a
3 "x6 "x0.036 "galvanized steel strap at joints per UBC Section 2320.11.2. The plans
appear to show a single top plate at the garage door end of the building. This will
require one continuous top plate or straps as noted above.
6. Provide an engineered design of the spliced header shown at the frontwall of the
building or provide a header of adequate size for the loads.

Please follow the manufacturer's instructions and safety tips when using finishing products. (NO
INCLUDED WITH BUILDING KIT). The following steps are the basic outline for installing Drip Edge,
Shingles, Caulk, Paint or Solid Colored Stain and Vents and for maintaining your building so that it will las
for many years.
INSTALLING VENTS(RECOMMENDED)
11 -A Recommended Vent positioning is

and one Vent in higher vocation on
Rear Gable Panel However, the
Vents can be placed at your
discretion.
Holes need to be cut through Wall
Panels or Gable Panel. The
dimensions are slightly smaller
than the Vent because you need to

Once positons are determined and
holes are cut, screw with 3/8"

Drip Edge to Gable End Use one
piece to start and flush it to the

in place, even though it will extend
off the roof. Once in place, snip
bottom half of Drip Edge at Peast
and bend over onto other side of
Gable as shown. You may need
to use two pieces. Overlap pieces
by 1 "(2.5cm).
Once Drip Edge is in place, nail or
screw with 3/4 "(1.Scm) nails every
8 "(20cm).
REQUIRED INSTALLING SHINGLES
13 -A Using four nails per shingle, nall
as shown in drawing. Drive
nails straight so that the nail
head is flush with,but not cutting
into shingle surface.

13 -B After completing shingling
your building, remove any
overhanging, excess shingles
by cutting them off with utility
knife.
13-C To cover the Peak of your building,
cut strip Shingles Into individual
pieces by dividing at cutout as
shown. Bend each piece over the
Peak and nail 5 -7/8" (14.9cm)
above the butt edge and 1 "(2.5cm)
in from each side, exposing each
piece 5 -1/8" (13cm) to the weather.

REQUIRED PAINTING CAULKING
14 -A Use Acrylic Latex Caulk that is
patntable. Caulk at all horizontal
arid vertical seams, between the
Trrn and Walls, and all around the
Door Trim.
Use 100% Acrylic Latex paint to paint your
building. When painting your
building, there are a few key areas
that can be easily overlooked that
need to be painted: under the trim
on the doors and under the corner
trine as indicated in the illustration
by the paint brush icon. It is very
important that the whole outside of
building is covered with paint,
including places that you would not
be able to see but are exposed to
the elements, like the inside and
top of the doors and the bottom
edge of all siding.
NAIL INSPECTION
After assembly is finished, check
the entire building inside and out
for any protruding nails. Pound
any protruding nails into the wood
or cut them off flush.
