We have been working on the existing residence located at 317 Viewcrest Ave
The existing entry was constructed with the front door only three feet from the top
of the interior stairs and is a safety hazard with people falling down the stairs
The current owners Paul and Donna Downes would like to relocate the front
door another three feet to the south from the existing location which is recessed
one foot back from the front of the house The front of the house is now sitting
on the south setback line from Viewcrest. This would mean we would be
encroaching the front setback line by two feet with the building footprint and only
one foot with the roof overhang The width of the encroachment would be only
eleven feet, nine inches and is located in the center of the residence This
addition has been design so it would not have any impact on the views from the
corner of Viewcrest and Maple streets or any neighboring properties
We are requesting an in house variance to allow this encroachment pre our
conversations We have enclosed the names and address of the neighboring
properties as instructed The attached drawings show the location of the
existing residence and the proposed addition Please review the drawings and
contact us with any questions
