PLAN CHECK FEE. IF a plan check fee is due it must be submitted at the time the building permit application and construction plans are
submitted. All other permit fees are due at the time of permit issuance.
EXPIRATION OF PLAN REVIEW If no permit is issued within 180 days of the date of application, the application will expire. The
Building Official can extend the time for action by the applicant up to 180 days upon written request by the applicant (see Section
R105.3.2 of the International Building/Residential Code, 2003). No application can be extended more than once.

GENERAL NOTES
1 Engineering Design loads:

2. Construction shall conform to these plans and all applicable codes and
local ordinances including the 2003 Edition of the International Building Code.
SOIL NOTES
1. Foundation design is based on: soil bearing capacity of 1500 psf with increases per
I.B.C. Table 1804.2.
2. All footings except where noted otherwise on plans shall be set at least 12" into
undisturbed earth or certified compacted fill.
3. Any unusual soil conditions such as organic soils, cloy pockets or uncertified fills shall
be brought to the attention of the engineer prior to construction.
WOOD FRAMING NOTES
1. All framing shall be Douglas Fir/Larch as follows unless noted otherwise on the plans.
o. Studs, cripples and miscellaneous vertical framing shall be stud grade or better
b. Joist and rafters shall be No. 2 or better
c. Headers and beams shall be No. 2 or better
2. Plywood sheathing shall be grade C —D, exterior glue or Structural II, exterior glue in conformance with
IBC standard 2304. Oriented strand board of equivalent thickness, exposure rating and panel index may
be used in lieu of plywood. Sheathing fasteners shall be driven flush to face of sheathing with no
countersinking permitted. Nailing shall be per IBC Table 2304.9.1 unless noted otherwise on plans and /or
in shear wall schedule.
3. limber connectors called out by letters and numbers shall be Simpson Strong lie Connectors.
Provide the number and size of fasteners as specified by the manufacturer s recommendations. Where
connector strops connect two members, one —half of the nails or bolts shall be placed in each member
All bolts in wood members shall conform to ASTM A307 Alternate Joist hangers and other hardware
may be substituted for items shown provided that they are ICBO approved for equal or greater load
capacity. All joist hangers and other hardware shall be compatible in size with members provided. All
connectors used with pressure treated wood shall be ZMAX, Post Hot Dipped Galvanized, or SST300
(Stainless Steel). Use only stainless steel fasteners with stainless steel connectors. Use only Hot Dipped
Galvanized fasteners with ZMAX and Post Hot Dipped Galvanized connectors.
4. Holes for bolts shall be the bolt diameter plus )fe
5. All bolts, threaded rod and lag screws shall be tightened on installation and retightened before closing
in or upon completion of the job.
6. All bolts, lag screws and threaded rod shall be provided with washers where the nut head bears on the
wood. Washers shall hove o minimum dimension of at least two bolt diameters.
7 Anchor bolts shall be provided at a maximum spacing of four feet or as shown on the plans. Each
section of mudplate shall hove of least two bolts with one bolt not more than 12" from each end.
8. The minimum size of anchor bolts shall be )4" diameter by 10" long. The minimum embedment shall
be 7" into the concrete and no anchor bolt shall be located closer than 2" from the edge of the concrete.
All bolts shall conform with ASTM Standard A -307 Plate washers a minimum of 2" x 2 x 44e thick shall
be used on each bolt.
9. All nails for structural work shall be common wire nails as indicated on the plans or IC80 approved
mechanically driven fasteners of equivalent holding strength. Nail size and spacing shall be as required by
the IBC Table 2304.9.1 and as specified on these plans.
10. All horizontal wood framing shall bear on beams, plates or ledgers with a nominal width or at least 2"
or be supported by sheet metal connectors as manufactured by Simpson or equal.
11 All connections between wood members not specifically detailed heron shall be nailed with the minimum
nailing specified in IBC table 2304.9.1.
CONCRETE NOTES
1 Concrete shall be a commercially available transit —mix properly proportioned and delivered to the
site In ready —mix trucks. Aggregate size shall be a maximum of 14" in foundations and 9" at all
other locations. Slump should not exceed 4" Curing compound shall be sprayed on all exposed
surfaces immediately after final trowelling.
2. All cement shall conform to the ASTM Standard C -150. All aggregate shall conform to ASTM
Standard C -33. All reinforcing bars shall conform to ASTM Standard A -615 as follows:
#3 —#5 Bors and WWM —Grade 40
Bars and larger —Grade 60
All rebor to be welded shall be ASTM A706 steel. Preheat all bars #7 and larger per AWS 014 -92.
Preheat not required for bar sizes #6 and smaller
3. Concrete used for basement walls (not exposed to weather), basement slabs, foundations and
interior slabs on grade except garage slobs shall have o minimum 28 —day compressive strength of
2500 psi and shall not contain less than 5 socks of cement per cubic yard.
4. Concrete used for basement walls, foundation walls, exterior walls, porches, carport slobs, garage
slabs, steps exposed to weather and other vertical concrete work exposed to weather shall have o
minimum 28 —day compressive strength of 3000 psi and shall not contain less than 5 —)4 socks of
cement per cubic yard. Concrete shall also be air entrained. Total air content (percent by volume)
moll not be less than 5X or more than 7X.
5. Splices in continuous reinforcement shall lap as noted on the plans as follows:
Grade 40 reinforcing bars: Minimum of 32 bar diameters
Grade 60 reinforcing bore: Minimum of 48 bar diameters
5. Unless shown otherwise, the minimum concrete cover for reinforcing shall be 3" when placed
directly against earth and 2" for all other locations unless specified on the plans.
