1 8 RECORD DOCUMENTS
A. Prepare record documents in accordance with the requirements in Division 1 Section
"PROJECT CLOSEOUT In addition to the requirements specified in Division 1 indicate
the following installed conditions
1 Ductwork mains and branches, size and location, for both exterior and interior
locations of dampers and other control devices, filters, boxes, and terminal units
requiring periodic maintenance or repair
2 Mains and branches of piping systems, with valves and control devices
3 Equipment locations (exposed and concealed) dimensioned from prominent
building lines.
4 Contract Modifications, actual equipment and materials installed
1 9 MAINTENANCE MANUALS
A Prepare maintenance manuals in accordance with Division 1 Section PROJECT
CLOSEOUT Furnish 3 copies of operation manual describing operation and
maintenance of Mechanical installations Manuals shall be hard cover 3 -post binder and
indexed by systems. Pages shall be same size, with exception of allowable foldout pages
for control and flow diagrams Submit material to Architect for approval prior to binding
Cover shall be inscribed with name of project, Owner description of contents, Architect,
General Contractor Mechanical Contractor and date In addition to the requirements
specified in Division 1 include the following information for equipment items
1 Description of function, normal operating characteristics and limitations
performance curves, engineering data and tests, and complete nomenclature and
commercial numbers of replacement parts
2 Manufacturer's printed operating procedures to include start -up, break -in, and
routine and normal operating instructions, regulation, control, stopping, shutdown,
and emergency instructions, and summer and winter operating instructions
3 Maintenance procedures for routine preventative maintenance and troubleshooting
disassembly repair and reassembly• aligning and adjusting instructions
4 Servicing instructions and lubrication charts and schedules

31 ROUGH -IN
A. Verify final locations for rough -ins with field measurements and with the requirements of
the actual equipment to be connected
B. Refer to equipment specifications in Divisions 2 through 16 for rough -in requirements
3 2 MECHANICAL INSTALLATIONS
A General Sequence, coordinate, and integrate the various elements of mechanical
systems, materials, and equipment. Comply with the following requirements
1 Coordinate mechanical systems, equipment, and materials installation with other
building components
2 Verify all dimensions by field measurements
3 Arrange for chases, slots, and openings in other building components during
progress of construction, to allow for mechanical installations
4 Coordinate the installation of required supporting devices and sleeves to be set in
poured -in -place concrete and other structural components, as they are constructed
5 Sequence, coordinate, and integrate installations of mechanical materials and
equipment for efficient flow of the Work. Give particular attention to large
equipment requiring positioning prior to closing in the building
6 Where mounting heights are not detailed or dimensioned install systems,
materials, and equipment to provide the maximum headroom possible
7 Coordinate connection of mechanical systems with exterior underground and
overhead utilities and services. Comply with requirements of governing
regulations, franchised service companies, and controlling agencies Provide

3 3 CUTTING AND PATCHING

B Perform cutting, fitting, and patching of mechanical equipment and materials required to

PART 1 GENERAL

1 2 DESCRIPTION OF WORK.
A. Extent of packaged heating and cooling units work required by this section is indicated
on drawings and schedules, and by requirements of this section
B. Electrical Work. Provide the following wiring as work of this section, in accordance with
requirements of Division 16
1 Provide control wiring between unit mounted control panel and thermostats,
remote control panels, and any other control device furnished as work of this
section
2 Provide factory- mounted and wired controls and electrical devices as specified in

1 5 DELIVERY STORAGE, AND HANDLING
A Handle packaged heating and cooling units and components carefully to prevent damage,
breaking, denting and scoring Do not install damaged packaged heating and cooling
units or components, replace with new
B. Store packaged heating and cooling units and components in clean dry place Protect
from weather dirt, fumes, water construction debris, and physical damage
C. Comply with Manufacturer's rigging and installation instructions for unloading packaged
heating and cooling units, and moving units to final location for installation

21 GENERAL
A Provide equipment that is rated and certified with efficiencies in accordance to energ'
code
2 2 SPLIT AIR CONDITIONING SYSTEMS
A. Condensing Units /Heat Pump Air cooled, U/L listed, certified and rated in accordance
with ARI Standard 210/240, 340 and 270 with direct drive condenser fan motor
refrigerant R -22, hermetically sealed compressor with internal spring vibration isolators,
and five (5) year extended warranty parts and labor safety and operating controls, low
ambient cooling to 30 F switchover valve high- and low- pressure cutouts, crankcase
heater inherent overload protection for compressor and condenser fan motor
Condenser coil shall be copper or aluminum tubes with aluminum fins, rated and pressure
tested in excess of maximum operating temperature Unit casing shall be zinc or
galvanized steel with baked enamel steel suitable for exterior application Condensing
unit capacity shall match fan coil unit capacity at rated conditions Mount per
manufacturer recommendation for high snow load area as noted on plans
B. Indoor fan coil units shall be UL listed factory assembled units including coil, condensate
drip pan, fan, motor filters, auxiliary electric resistance heater controls in an insulated
casing, and single point power connection Coil shall have aluminum fins mechanically
bonded to copper tubes
C Provide refrigerant piping and all accessories necessary for a complete refrigeration
system between the cooling coils and condensers, sized as recommended by
manufacturer Include all suction line accumulators, filter- dryers, flex hose, oil sight
glass, shut -off valves, hot gas bypass systems and traps necessary for efficient
operation

A Cabinet shall be constructed of 16 gauge metal with an enamel paint finish Unit to
include electronic power pack, twin collector cells, and aluminum mech pre filters EAC
filter to be fully assembled for duct installation Collector cell plates shall be of heavy
gauge wide plate construction with cantilevered ionizer wires Insulators to be of glazed
ceramic material Solid metal conductors shall be used to transfer high voltages to
collector cells Power pack to be provided with solid -state high voltage components,
with on /off switch and operation test light. Unit to be capable of operating with 208 volt
single phase power Unit to include sail switch for interlocked operation with AHU fan
Unit shall be UL and CSA listed With an operating temperature range of 40 125 deg

A SET POINTS The Thermostat shall have separate heating and cooling set points Both
the heating and cooling set points shall have a user adjustable comfort range between 66
and 80 F When the heating set point is adjusted one F less than 66 F a setback set
point shall be displayed When the cooling set point is adjusted one F above 80 F a set
up set point shall be displayed
The setback set point shall be field adjustable between 60 and 65 F and the set -up point
shall be field adjustable between 81 and 96 F These set points shall be maintained

B. ROOM TEMPERATURE SENSING The Temp System Thermostat shall be equipped with
an on -board room temperature sensor however the temperature sensor may be remotely
located from the thermostat printed- circuit board if noted on the attached plans Remote
Room Temperature Sensor shall be Carrier Model RRS
C. DIGITAL DISPLAY The Thermostat shall be equipped with a digital display capable of
displaying
SET POINT Both a heating set point and cooling set point shall be displayed
MODE. The system mode shall be displayed HEAT when the system operates in the
heating mode, COOL when the system operates in the cooling mode
TIME OF DAY When the system is equipped with the Carrier /Parker Electronic Time
Clock the Thermostat shall be capable of displaying hour minute and AM or PM
SETBACK. When the Temp System Thermostat operates in the setback mode, the word
SETBACK shall be displayed
The Thermostat shall display the field adjustable ON /OFF setback times for each of 2
time periods

TEMPERATURE SCALE. The Temp System Thermostat shall be field adjustable to
display temperatures in Celsius or Fahrenheit.
Communication The Temp System Thermostat shall interface to a 3 -wire
Communication Bus (Models MSO4 and MST04 only) and shall be capable of interface to
a common communication bus with other Temp System Thermostats, Monitor Stat.
Slave -Stats and Bypass Controllers
Auto /Manual Heating and Cooling Changeover the Temp System Thermostat shall t e
field adjustable for automatic changeover of manual changeover between modes
Fan Operation The Temp System Thermostat shall be field adjustable for either
continuous fan operation or fan operation that is intermittent only with a heating or
cooling cycle
Fan operation shall always be intermittent during setback periods
Control of H/C Unit. The Temp Systems Thermostat shall interface to the H/C unit
through the dry contacts of a Carrier Model TSR 1 Relay -Pack. The Thermostat shall be
capable of controlling up to 2 stages cooling 2 sages heating fan and reversing valve
The dry contacts of the Relay- Packed shall be rated for 1 amp at 24 vac
Time Guard The Temp System Thermostat shall maintain a 5- minute Time Guard for
each of 2 stages of heat and 2 stages of cooling The Time Guard shall delay the state
from being energized for 5 minutes upon initial power -up and at the completion of each
heating or cooling cycle
System Set Point Lock. The Temp System Thermostat shall have field adjustable
electronic locking set points.
Electronic Time Clock. When equipped with the Electronic Time Clock, the Temp System
Thermostat shall broadcast the time -of -day to all other Carrier /Parker controls interfaced
to the 3 -wire Communication Bus.
Time shall be maintained as hour AM or PM and day -of week.
Automatic Setback. When the system is equipped with the Carrier Electronic Tim Clock,
The Temp System Thermostat shall be capable of up to 2 setback times for each 2
periods of days The 2 periods of days shall cumulatively equal a 7 -day week.
ON /OFF TIMES The Thermostat shall have up to 2 fields adjustable ON /OFF times
which are programmed on the comfort set points, during OFF times the Monitor Stat
shall operate using setback set points

During an OFF time the Thermostat shall display the word SETBACK.
FAN OPERATION If the Thermostat is set to operate the fan continuously the fan shall
switch to intermittent operation during setback, and only operate during a heating or
cooling cycle
E. ELECTROMECHANICAL TIME CLOCK INTERFACE
When the system is not equipped with the Carrier Electronic Time Clock, the Temp
System Thermostat shall be capable of interfacing to an isolated set of the dry contacts
of an electromechanical time clock.
When the contacts are open, the. Thermostat shall operate using setback set points and
display the work SETBACK. If the Thermostat is set to operate the fan continuously the
fan shall switch to intermittent operation during setback and energize only during a
heating or cooling cycle
When the contacts are closed, the Thermostat shall operate using comfort set points
F SETBACK OVERRIDE TIMER The Temp System Thermostat shall be capable of interface
to an isolated set of dry contacts of an override timer
When the contacts are closed, and the Thermostat is in setback, the Thermostat shall
switch from setback set points to comfort set points
G HEAT PUMP SYSTEM SETBACK OVERRIDE. When interfaced to the Carrier /Parker
electronic Outdoor Air Temperature Sensor the Temp System Thermostat shall be field
adjustable to skip setback when outside air temperature is 30 F or lower
H MEMORY During a power failure all programmable information (except time -of -day) shall
be maintained by the Temp System Thermostat indefinitely and shall not require the use
of battery back -up
During a power failure, time -of -day shall be maintained for a minimum of 8 hours and
shall not require the use of battery back -up
