DRAWINGS AND SPECIFICATIONS.
1 Contractor to physically verify all existing site dimensions, conditions, etc pertaining to the work before
proceeding. Notify Architect of any variations from the dimensions and/or conditions shown on the
construction drawings. Any variations shall be resolved by the architect prior to proceeding with the work, or
the contractor accepts full responsibility for cost to rectify same, if required.
2. The intent of the drawings is to show general scope of the work. Methods and materials not explicitly implied
are to be builder designed. Provide submittals for approval where specifically requested in the construction
documents.
3 CONTRACTOR SCALES DRAWINGS AT OWN RISK. Use written dimensions shown on drawings. If
discrepancies are noted,please contact the ARCHITECT
4 All dimensions shown on drawings are taken from face of studs UNO
5 Contractor to cross reference with city/county approved plans for any changes and/or additional requirements
by the County

PROTECTION AND QUALITY OF WORD.
1 All information contained in these documents represents a"basic design service"that requires the Contractor to
be knowledgeable and experienced with all aspects of construction including all building codes and regulations
imposed by the County, State, or any other agency having jurisdiction over the project.
2. All work shall comply with State and Local ordinances, and be done to the highest standards of craftsmanship
by journeymen of the respective trades. All work shall be installed complete and in operating condition.
3 Consider quality of materials specified as minimum and any change shall demonstrate better quality unless
specifically released by OWNER. All changes must be approved by the Owner Materials not specified shall
be of high quality intended for residential use.
4 Contractor to provide adequate heat and shelter for material prior to, during execution of the work, and until
Owner acceptance,to maintain dimensional stability and material quality Materials at installation shall be of a
moisture content that will not alter general appearance or integrity of assembly when moisture content decreases
or increases beyond service levels.
5. Protect all existing site improvements, sidewalks, and utilities that are to remain in an active manner by erecting
wrapping, barricades, and or covers as necessary to ensure that there is no damage whatsoever to this or
adjacent properties. Repair any damage to original condition or better
6 Refrain from creating dirt, dust conditions and noise that interfere with the use of adjacent properties, city
streets, and walks. Clean and/or repair walks and streets damaged by this construction and cost shall be the
responsibility of the contractor

EXECUTION AND COORDINATION.
1 Except for the Building permit the Contractor shall secure all other required permits. Contractor to call for all
required inspections.
2 Contractor shall pay all necessary fees required.
3 Contractor shall carry all insurance required by law
4 Safety, care of adjacent properties during construction, compliance with Local, State, and Federal Regulations
regarding safety on site shall be the contrator's responsibility
5 Contractor shall coordinate the work of all trades to avoid interference between divisions of the work. Where
installation and/or connection of equipment is not specified, and where such connection and/or installation is
required for a complete and operable system,the Contractor shall be held responsible for such connection
and/or installation.
6 Working hours for the use of LOUD EQUIPMENT shall be limited to between 7.30 AM to 6°00 PM
MONDAY THROUGH FRIDAY This equipment shall include, but is not limited to compressors, graders,
drills, and other similar equipment.
7 The contractor shall cease all work related to the finding of hazardous materials on this project, and
immediately notify the OWNER in writing of such findings.
8 Provide portable fire extinguishers per NFPA 10-1975 and in construction shack. Permanent extinguishers by
OWNER. Fire extinguishers shall have a"2A"rating.
9 Unless otherwise specified, Electrical, Mechanical, Etc is to be bidder designed, OWNER and/or AGENT
(CONTRACTOR) is responsible for all work done on site as to proper installation, etc.
CLOSE OUT.
1 CONTRACTOR to remove all materials not related to the finish product from the site.
2. CONTRACTOR to provide final cleaning of all areas throughout the project. Remove all grease, adhesives,
dust, dirt, stains, fingerprints, non-permanent labels and other foreign materials from sight exposed interior and
exterior surfaces including windows (interior and exterior). Cleaning includes cleaning windows inside and out.
Provide periodic cleaning of construction site. Provide cleaning as required for painting.
ACCEPTANCE OF THESE PLANS FOR CONSTRUCTION CONSTITUTES AN UNDERSTANDING AND
ACCEPTANCE OF ABOVE MENTIONEID ITEMS.
CONSTRUCTION REQUIREMENTS.
.SITE WORD.
1 Clearing and grading shall conform to Local requirements, and shall be conducted such that erosion of soils and
vegetative losses are minimized.
2. Verify location and disposition of utilities before starting work.
3 See Demolition Notes.
4 Contractor to review all existing Site conditions, establish all property lines and set backs prior to construction.
5 Final Grading: Spread and grade stockpiled topsoil to levels shown on finish grade on Drawings. Distribute
topsoil evenly over rough-graded areas to a depth of 4" Topsoil shall be from stockpiled topsoil and shall be
used for finish grading. Topsoil shall be selected to be reasonably without mixture of subsoil, and shall be clean
and reasonably free from clay, lumps, stones, roots, or similar substances more than 1" in diameter, debris, or
other objects which might be a hindrance to planting operation. Any additional topsoil needed to complete
the work should be included in the bid. Rake to smooth surface when complete then distribute the stockpiled
duff and leaf litter where shown in landscape plan.
