construction project on Ahlvers Road. I spoke with Joe Hofrichter this
morning and he referred me to his consultant, Bob Leach. Mr Leach and
I discussed the attributes of the project, and he agreed that he would
handle the permitting details for Mr Hofrichter Below is the follow
up email I sent to Mr Leach after our conversation. Please contact me
if you have any additional information or concerns regarding this

EXPIRATION OF PLAN REVIEW If no permit is issued within 180 days of the date of application, the application will expire. The
Building Official can extend the time for action by the applicant up to 180 days upon written request by the applicant (see Section
R105.3.2 of the International Building/Residential Code, 2003). No application can be extended more than once.

A few concerns have arisen from my site inspection today and need to be addressed before the
wall can be signed off.
First, the footing drain needs to extend the full length of the wall. It needs to be extended along
the north wall.
Second, the footing drain needs to be installed level or sloped down to allow the water to dram
out. The outlet slopes up which means the water will backup behind the wall.
Third, the footing drain outlet stops at the wall, which will result in a saturated footing. The
outlet pipe needs to be extended a minimum of 5 feet past the wall. The bottom of the fenced tree
area would be a good place to daylight pipe.
Fourth, the footing drain has been backfilled with drainrock but no filter fabric has been installed.
Filter fabric needs to be installed vertically and horizontally along the face of the soil.
Fifth, to allow for surface runoff with a sloped site the drainrock needs to extend a minimum of
two feet from the top of the wall. See attached sketch for details.
On a positive note the retaining wall and the wall base look good. No changes are necessary
