The PRD allows for an increase in lot coverage and a
reduction in setbacks. The proposal results in 37% lot
coverage. The driveway area permits a standard off street
parking area. No land use issues anticipated.
Electrical load calculations and electrical permits are
required.
Any modifications to the City's electrical facilities will
be at the customer's expense.
Ditches 8" culverts will be installed to City Stanards.

All construction work within the City right of way requires
a separate Right of Way Construction application to be
completed by the contractor and approved by Public Works
Engineering prior to the start of work.
Sanitary sewer connection inspection is required by
Public Works prior to back fill of ditch. 24 hour advance

Construct driveway to City Standards.' Concrete with exposed
aggregate or other non standard finishes(including colors or
