II ROLL CALL Members Present: John Lacey, Jim Rexroat, Steve Pazan, Evelyn Tinkham Members Absent: None - One Vacancy Staff Present: Paul Carr, Dan VanHemert III APPROVAL OF MINUTES Mr. Lacey moved to approve the December 5, 1983 minutes as submitted. Mr. Pazan seconded the motion, which passed unanimously. t . IV COMMUNICATIONS FROM THE PUBLIC None. V VARIANCES V-84(3)2 - McCURDY. A variance request to reduce the 25' front setback requirement to 9.5' to enclose an existing concrete, roofed porch. Location: 1109 Craig Avenue. Mr. VanHemert reviewd the Department Report. Chairman Rexroat opened the public hearing. Chris Crossen, Mr. McCurdy's builder, was present to answer questions. Chairman Rexroat closed the public hearing. Mrs. Tinkham moved to grant the variance, citing the following findings of fact: \ .' 1. The pre-existing nonconforming status of many of the lots and associated residential structures in this vicinity is a special circumstance related to the surroundings which deny the subject property the right to a minor improvement. Since other homes in this vicinity also encroach on their front yards and enclosing the porch will not change the basic use, the variance will not grant a special privilege not shared by other properties in this vicinity and RS-9 zone. 3. There will be no materially detrimental effects on the general public or on surrounding residential properties. Mr. Lacey seconded the motion, which passed unanimously. V-84(3)3 - CHAMBERLAIN. A request to reduce the required 251 front yard setback to 11 to allow the construction of a combination garage and carport in the RS-7 Zone. Location: 432 West 13th Street. Mr. VanHemert reviewed the Department Report. Chairman Rexroat opened the public hearing. Mr. Chamberlain was present to answer to any questions. Chairman Rexroat closed the public hearing. Mr. Pazan moved to grant the variance, citing the following findings of fact: 1. The Ravine edge and lack of alley access are special circumstances which deprive the property the use right of covered off-street parking. 2. Since a garage or carport are privileges associated with single-family lots, the variance will not grant a special privilege to this property. 3. The variance will not have a detrimental effect on the general welfare or on abutting or nearby properties. Mr. Lacey seconded the motion, which passed unanimously. VI STAFF REPORTS Mr. VanHemert invited the Board members to the Short Course on Planning on April 18, 1984, at the County Commissioners' Building. All members intend to attend the meeting.
