II ROLL CALL Members Present: Ted Puckett, Jim Hulett, Lorraine ROss, Jerry Cornell, Brad Banner. Members Absent: Todd Holm, one vacancy. Staff Present: Paul D. Carr, Dan VanHemert. III MINUTES Mr. Cornell moved to approve the minutes of the June 13, 1984, meeting as submitted. Mr. Hulett seconded the motion, which passed unanimously. . IV COMMUNICATIONS FROM THE PUBLIC None. V PLANNING STUDIES Neighborhood Commercial District The Commission expressed general satisfaction with the draft Neighborhood Commercial District and decided to review it further during the preparation of the revised zoning map. Light and Heavy Industrial Districts . Mr. VanHemert distributed the revised draft of the Light Industrial District and explained the changes since the previous draft. The Commission decided to delete the conditions for veterinarian clinics and add bulk freight companies to the list of permitted uses. Other uses were discussed, including licensed wrecking yards and the manufacture of small mechanical parts. The Commission commented that screening requirements around outdoor storage ~ yards might be too stringent and screening may be satisfied p by the buffering requirements between industrial uses and commercially and residentially zoned properties. Staff will prepare alternative landscaping requirements and the Heavy Industrial District for the next long-range meeting. . . . PLANNING COMMISSION June 27, 1984 Page 2 Bed and Breakfast Establishments Mr. Carr stated that the City Council has requested a review of sign requirements as they relate to Bed and Breakfast establishments. After a brief discussion, the Commission requested that staff prepare transcripts of previous interpretations of B & B operations in residential districts. VI STAFF REPORTS None. VII REPORTS OF COMMISSIONERS Mr. Hulett asked about several signs ~n the Central Business District. Chairman Ross inquired about the pipes adjacent to Highway 101 East near the DelHur property. Mr. Cornell moved to request that the City Council select two replacements on or before its July 17, 1984, meeting. Mr. Puckett seconded the motion which passed unanimously.
