Also present was City Manager Warder. Minutes or the last meeting were read and approved. Under unfinished business, the matter of zoning variance application on Lot 17, Block 70 of McDonald Funeral Home was again brought up for consideration. A general discussion followed in which all phases of the problem were brought out. It was pointed out that the paving of the drlve~ way presented no problem as the driveway has been in use for some twenty- five years. The only problem was whether the open driveway could be covered and allowing the easterly supports of the cover to be located near the property line. Inasmuch as the easterly line of Lot-17 1s the dividing line between zone business one and zone residence two, it was felt by the members of the Planning Commission, a transition from one zone to another should be applied. That is to say, the easing of restrictions on both sides of the line. A practice generally followed by zoning applicationa throughout the Country. It was agreed by the Commission, the variance should be allowed permitting the construction of the cover with open post supports as shown on architects sketch. Post supports to extend back on lot even with the north~westerly corner of projection of house on Lot~18J from where louvered sidewall would be permitted. It was unanimously agreed by the Planning Commission they recommend to the City Council that the variance be granted as stated above. Next order of business was consideration of petition from property owners for the improvement of Caroline Street from Eunice to Francis Streets and Eunice Street from Georgiana to Caroline Streets with curbs, gutters, draining and paving. The discussion revealed the impracticability of improv~ng one block on Eunice Street due to the slope of the terrain. The Commission believes the area involved in this petition is too small to rorm an L.I.D. and suggest.that either arrangements be made to make the job a cash project or enlarge the district to include a normal drainage area. A general dianns.sion followed on the improvements needed in the domestic water system and also the polution problem confronting our City. Meeting adjourned at 9:30 P.M.
