Willson, SecTetary .l, RE: Meeting scheduled for.August 10, 1970 i ~ , , , OLD BUSINESS . James I. Bairey - Conditional Use Permit for duplex in RS-7 zone. Protest map has been prepared, and all signatures submitted at last meeting represent ownership of approximately 24% of the property within 400T of the proposed site. NEW BUSINESS Two Conditional Use Permit applications have been received and properly posted for hearing at this time. Wood Construction Co., through Alpine Realty, has requested two Conditional Use Permits to allow the construction of two duplexs on lots 18, 19, and 20 of Block 415 townsite. One duplex is proposed to face ITA" Street on lot 20 and the east 1:z of lot 19. The other is proposed to face 15th Street on lot 18 and the west 1:z of lot 19. In addition, a variance is required for the side- yard setbacks on lot 18 and the west 1:z of lot 19, as the proposed structure is 63T wide without the carports. This property is located on the northwest corner of 15th and HAll Streets. -. "r OTHER BUSINESS I know of no other business to come up at this meeting. COUNCIL ACTION - At its meeting of August 4, 1970, the City Council took the following action on Planning Committee business from the July 21, 1970 meeting. J. F. Woods - Variance on front yard setback - approved as per recommendations Mail' Brothers - Request for septic tank - approved as per recommen- dations Request for joint work session with City Council regarding revised zoning ordinance; agreed such work session was desirable and set Monday evening, August 10, 1970 following regular Planning Commission meeting as the date. Also suggested meeting be open to public par- ticipation. As of this date, I know of nothing else to come up at this meeting. e ~. Minutes of the Port Angeles Planning Commission meeting of August 10, 1970. Present: Hunt, McHone, Sannes, Dilling, Young, Treat, Anderson, Willson (Secretary). The meeting was opened at 7:30 P.M. in the Municipal Chambers. 'Commissoner Sannes called attention to an error in the minutes of the previous meeting. The last paragraph referring to a joint workshop showed one abstention in the voting. This should have shown a unanimous vote and was so corrected. Members then voted to accept the minutes as corrected. Old Business James I. Bairey request for a Conditional Use Permit for a duplex in an RS-7 zone. Commissioner McHone reported that Mr. Bairey had requested the application be withdrawn. Residents of the area were in attendance with a supplemental protest petition. The additional protests were received, filed with the application, and the request withdrawn from consideration. e New Business - Two Conditional Use Permit applications had been received and properly posted for hearing at this time. Wood Construction Co. an Alpine Realty had requested a Con- ditional Use Permit to allow construction of two duplexes in an RS-7 zone on the northwest corner of 15th and l1Al1 Street.s. One of the sites involved also requires a variance from the side yard clearances required. Some of the neighboring property owners were present to protest the application. Following a brief dis- cussion, it was voted to table the request and directed the Secretary prepare a protest map of the area for the next meeting. Other Business Mr. C. H. McBride of 622 South Valley had requested approval for the installation of a septic tank on his property. The Health District had approved the application as Mr. McBrides present means of disposal is a straight pipe t9 Valley Creek. This system has been damaged and is not funct:kw\ing at this time. Since the nearest sewer is approximately 2t blocks away, a septic tank appears to be the only solution. The Planning Commission voted to recommend approval of the request. ~ No other business was presented and the meeting adiourned at 8:00 P.M. to be followed by ancinformal public work session between the Planning Commission ahd"CityCouncil. Approximately 50 persons were in attendance and considerable discussion for-and-against allowing multi-family units in the two RS zones on a Conditional Use basis was heard.
