Old Business - The only item in this category is the Seamount Estates proposed subdivision. As of this date I do not know mf the subject will be brought up or not. New Business - Three variance requests have been received and properly posted for hearing at this meeting. J.F.Woods of 423 East 7th Street has requested a variance to permit construction of a single family residence 15 feet from the north margin of 7th Street instead of the 25' setback required in an RMF zone. The new construction would be located at 415 East 7th street.Anf existing residence next door is to be demolished when the new one is completed, according to Mr. Woods. Robert B. Phillips of 3003 Regent Street has requested a variance from the zoning regulations which would permit him to construct a fence 7-8 feet high, entirely on his own property. to screen his patio from the street. Maximum height allowed is 6 fee t. Harry Kirner of 518 East 6th Street has requested a variance which would enable him to enlarge an existing non-conforming . building at this address. The house does not meet the front yard 4Il setback requirements and Mr. Kirner desires to construct~.. : an .~ addition to the back of the house. Council Action - At its meeting of August 15. 1968 the City Council took the following action on business from the Planning Commission session of August 6, 1968. 1. T.L.Crumb - carport on alley - approved as recommended 2. Floyd K9utz - enlarge existing non-conforming SFR - approved as recommended. As of this date, this meeting. Present: Hunt, McHone, Treat, Anderson, Hankins, Building Inspector Willson. Absent: Dilling, Driscoll' Minutes of previous meeting were approved as published. Old Business - None was presented. . New Business - Three variance requests had been received and proper- ly posted tor hearing at this time. J.F.Woods of 423 East 7th Street had requested a variance to permit construction of a single family residence with at 15' set- back from the north margin of 7th Street instead of the 25' required in an RMF zone. A set back of 251 will place the proposed house completely behind most of the other dwellings in the block'. Follow- ing a brief discussion, it was voted to recommend approval of the request. Robert B. Phillips of 3003 Regent Street had requested a variance from the zoning regulations to enable him to construct a 7'8" fence around his patio to screen it ftom the street. During the discussion, Mr. Phillips also expressed a desire to install this fence with a 21' set back from the east margin of Regent Street rather then the 251 requir~d fo~ a structure. After discussing the request, the Planning Commission voted to recommend approval of the variance to allow the 718" height, but denied the request to permit construction on a 21' set back. The set back must be 25'. ~arry Kirner of 518 East 6th Street had requested a variance to enable him to enlarge his home. The existing building does not meet the front yard setback requirements. The new addition will be to the back of the existing house and will in no way compound the present situation. Mr. Kirner discussed the problem with the Commission, after which it was voted to recommend approval of the variance requested. No further business was presented and the meeting adjourned at 8:00 P.M. e
