II ROLL CALL Members Present: John Lacey, Steve Pazan, Scott Lewis. Members Absent: Jim Rexroat; one vacancy. Staff Present: Paul D. Carr. III APPROVAL OF MINUTES Mr. Pazan moved to approve the minutes of September 10, 1984, meeting as submitted. Mr. Lacey seconded the motion, which passed unanimously. IV CO~~UNICAT!ONS FROM THE PUBLIC None. V VARIANCES V-84 (3)3 - Chamberlain. Request fbr extension of a variance allowing ~ reduction from the required 25- foot front yard setback requirement to Ifoot to allow, the construction of a garage/carport. Location: 432 West 13th Street. Mr. Carr reviwed the Department memo. Mr. Pazan moved to 'recommend an extension until June 1, 1985. Mr. Lacey seconded the motion, which passed unanimously. V-84(lO)18 - Lundstrom. Variance request to allow a front yard setback from the required 2S-foot minimum to 15 feet 1n the RS-7 District, to allow the construction of a new residence. Location: '517 South .C. Street. ~r. Carr reviewed the Department Report. Acting Chair.man Lewis opened the public hearing. ~r. Lundstrom explained that he had talked to someone in the City a number of years ago and was told that he could set the building 13 feet from .C. Street. Consequently, he planned a house 46 feet long with a lO-foot deck. He has . . . Moving the building 10 feet back to comply with the 25-foot setback would reduce his rear yard. In response to a question, he explained that he eventually expected to make both lots legal size. After further questions, Acting Chairman Lewis closed the public hearing. Mr. Lacey moved to deny the request for the variance, citing the following findings: 1. The subject parcel is larger than the typical lot in the RS-7 Zone and is rectangular in shape; therefore, there are no special circumstances related to the size, shape or location of the parcel which restrict the use right of a single-family residential structure. 2. The variance would grant a special privilege of a significantly reduced front yard to an interior lot, which privilege is not common to newer homes in this vicinity or in the RS-7 Zone. Acting Chairman Lewis seconded the motion, which passed 2 - 1, with Mr. Pazan voting "No". VI STAFF REPORTS Mr. Carr noted the Council was considering applicants for the vacant Board position. VII REPORTS OF BOARD MEMBERS Following a brief discussion, the Board requested staff prepare a letter to the Planning Commission and City Council regarding the expiration date for permits.
