Present: Hunt, Anderson, Treat, Dilling, Driscoll, McHone, Hankins, and Building Inspector Willson Absent: None Minutes of previous meeting were approved as received. Old Business - None New Business - Mr. E. M. Bennett, 719 South Washington Street had requested a variance from the regulations of an RS-7 zone to allow him to construct an addition to an existing, non-conforming, single family residence. Members of the Planning Commission felt the proposed addition would not intensify the non-conforming situation to any objectionable degree and voted to recommend approval of the variance as requested. Mr. Stanley H. Sherman, 125 Oakcrest, had requested a variance from the front yard set-back requirements of an RS-7 zone to enable him to construct a double carport on the front of his house. The area is a subdivision which is platted without alleys and affords only one access to the property. The planning Com- mission members recognized that Mr. Sherman had no other choice of location for the carport. Upon being assured that the structure is to remain opensided, the Planning Commission voted to recommend approval of a front yard set-back of 19 feet from the north margin of Oakcrest, instead of the 25' required. Old Business - The City Council had referred a request of Mr. John A. Kochanek and Michael Kochanek for the vacation of "All Street' lying between Lot 10 Block 98 Townsi te and Lot 1 Block 103 Townsite, to the Planning Commission for recommendation. This same request had been considered at the January 16, 1968 meeting. The members still were of the opinion that vacation of this portion of "A" Street would be of no benefit to the general community and voted to recommend the request be denied. The secretary was in- structed" to inform Mr. Kochanek that this portion of "A" Street could be used by him for parking purposes until such time as the City might need to use the area. A discussion was opened concerning requests for adding living area to mobile homes by the construction of accessory wood-frame build- ings. Generally, these are detached accessory buildings such as storage sheds, garages, carports, etc., but recently inquiries had been received for construction of additional rooms. The discussion was for informational purposes and no formal action was required. adiourned at 8:20 I. New Business - Three variance requests have been received and properly posted for hearing at this time. (One of these requests, concerning a mobile home, has since been withdrawn). Mr. E. M. Bennett, 719 South Washington Street, has requested a variance which would permit him to enlarge an existing, non- conforming single family residence, by squaring up a jog on the northwest corner of his house, and constructing a wood deck toward the north. . Mr. Stanley H. Sherman, 125 Oakcrest, has requested a variance to construct a double carport closer to the street right of way than permitted in a residential zone. The car- port is to be 241x 241 and built on the south side of the existing house toward the southeast corner. e~ Other Business The City Council has received another requp.st from John and Michal Kochanek to vacate "A" Street at Third Street. This petition was drawn up by Chamberlin and Johnson attorneys. Previously this same item had been discussed at the 1/16/68 meeting and the members were opposed to such a vacation. I have had two inquiries within the past two weeks concerning mobile homes. Both of these parties desire to construct small wood frame structures to enlarge the living area of their trailers. Previously this type of request has been confined to the construction of patios, carports, utility and storage sheds, garages or some combination thereof. One of these re- quests involves a trailer on a city lot under a variance (at 7th and "A" St); the other involves a trailer in an RIp zone (at 14th and MacDonald). I find nothing in the zoning ordinance that seems to cover this situation. Council Action . At its meeting of October 3. 1968. the City Council took the following action on business from the October 1, 1968 Planning Co~mission meeting. Richard L. Approved as recommended. . ~ Max Ainsworth, owner of grocery store at MtAngeles Road and Campbell Ave.; extension of time; approved as recommended.
