PLANNING DEPARTMENT September 11, 2001 Mr. JeffHinds Peninsula Bottling 311 South Valley Street Port Angeles, WA 98362 RE: Street Vacation Petition - STV 01-03 3/4 Alley east of Valley Street Dear Mr. Hinds: On September 4, 2001, the City Council of the City of Port Angeles approved your petition for vacation of a portion of the 3/4 alley abutting property in Block 72, Townsite of Port Angeles. The vacation encompasses Lots 7 - 14, Block 72, of which you own Lots 7 - 10. The City Council attached the following conditions to the street vacation: Conditions: 1. A ! O-foot easement over an existing 6" sanitary sewer line centered in the 3/4 alley right-of-way shall be retained for utility purposes. 2. The property owner(s) of the right-of-way shall be responsible for all costs incurred to convert the pr/mary overhead utility line underground in the required 10-foot easement retained, and to provide 24-hour access to the utility line and related equipment. 3. A Zoning Lot Covenant shall be required to combine the 8 lots into one large building site. I have enclosed a copy of Ordinance//3097 for your records. Compensation was set at $5.00 per square foot of which fifty (50%) percent may be charged. for the property. Your ownership of the four lots would equal a total attainable square footage of 2000 square feet which equals a total of $10,000. Fifty percent of that amount would bring the amount due for the north one-half of the fight-of-way to $5,000. The City Clerk's office will be sending a billing for the compensation amount to both yourself and Peninsula Bottling. Fidler. 321 EAST FIFTH STREET · p O.
