WITNESETH: In consideration of their mutual promises the parties hereto do hereby mutually agree as follows: 1. LEASED PREMISES: The Port hereby leases to Lessee, and Lessee hereby hires and leases from the Port, the premises located at 720 Marine Drive in Port Angeles, Washington, depicted on Exhibit "A" attached hereto and legally described on Exhibit "B" hereto, consisting of approximately 73,124 square feet of property together with the 1,455 square foot structure located thereon (the "Premises"). 2. TERM: (a) INITIAL TERM. This lease shall be for a term of five years (5), commencing June 1, 2012 and ending May ,31, 2017, subject to the extension options provided in Section 2(b).
