Replacement of 50'+/- section of sanitary sewer main in alley. Raise manhole in alley. Project is going to be phased with approximately 13100 s.f. of building being vZ constructed at this time. Phase one will not require construction of the alley to meet parking requirements thus there is no need to replace section of sewer line or raise manhole (actually a cleanout). See revised plans for phasing. 2. What is proposed for wall on north side of alley? Project is going to be phased thus there is no need for the wall at this time since the alley is not being constructed. For your information the intent is to construct a geofoam wall with a concrete slab and guardrail over the wall. Engineering and detailed plans will be provided for review prior to construction of alley. 3. Identify alley as to one way with signage and directional arrows. p Z Requirement is noted. Signage and directional arrows will be shown on plan for ailey 1 construction provided in future for Phase two. d b3✓ 4. Install clean out at storm drain or install catch basin- north side of alley- east end. Clean out has been provided on revised Plans. 5. Extend storm drain to west of most westerly catch basin. Install curb inlet at Lincoln 12- south south side of alley entrance. Requirement is noted. Due to phasing of project this portion of the storm drainage system will not be installed at this time. Limits of fill slope being constructed at this time does not allow installation of this portion of the storm drain line. 6. A 10'storm drain easement to the City is required. Revised plans indicate the required stor,n drain easement. This item will be addressed prior to phase two of the project when the section of storm drain line is constructed. City of Port Angeles Plan Review Response Page 2 7. Identify no parking areas with appropriate striping. (Parking at alley— west end). Z Requirement is noted. It will be address on Phase two plans when they are submitted for approval. / 8. Building sidewalk shows 4'walk way. Maintain a 4'clear walking path. Curb stops ✓ will be required unless 6.5'sidewalk is installed. 2.5'is the allowable overhang for vehicles. Parking stalls on 8"' Street to have curb stops. Precast curb stops have been shown on revised plan. 19. Any broken section of sidewalk within City r/w will need to be removed and replaced. Note has been added to revised plan to note this requirement. $ti1 /10. Driveways constructed to city standards. (6"depth). Please see Sheet 2 of plans. Details indicate requirement of 6" depth at driveways. 11. Size of water meter, one or more? Revised plans show requirements for water meters. Each unit to have a separate meter(5 total). There will be a total of 4—5/8" meters and 1 - 1" meter. There are three existing services that will be used and two additional ones installed. At this time there will be the need for only three services, 1 - 1" meter and 2 - 5/8" meters. Meter setters are to be installed at this time with service lines stubbed over for future building expansion so that the proposed parking lot does not need to be disturbed in future to install them. 'I7 Q>✓t e Soh 1,*4 744- PORT ANGELES FIRE DEPARTMENT PLAN REVIEW Project Name: Erickson Building Address: 8th & Lincoln Plan #03-8 1 COME] R-1 ❑ Date: August 20, 2003 We have checked this plan and find that it conforms to the requirements of our codes and ordinances. The following inspections will be required: 1. The building appears to be planned at 8,600 square feet. Port Angeles Municipal Code requires that all buildings in excess of 6,250 square feet be protected by automatic sprinkler systems designed in accordance with NFPA 13. Separate plans are required. 2. Port Angeles Municipal Code requires that all buildings in excess of 6,250 square feet be protected by an approved addressable automatic fire alarm system connected to an approved fire alarm receiving center.Area separation walls cannot be used to reduce the square footage of the building in order to negate the fire alarm system requirement. (Occupancies protected by an approved fire sprinkler system may delete automatic detection in all sprinkler protected areas except public assembly areas and egress pathways.) Separate plans are required. 3. A locking keybox must be provided for the building. Please contact the Port Angeles Fire Department for a keybox application form and for location guidance. 4. 2A:IOBC portable fire extinguishers will be required for each tenant space. 5. Address numbers will be required for the building and each tenant space. Address numbers are to be at least 6" tall, visible from the street and of contrasting color from their background. 6. If a restaurant is located in one of the tenant spaces, and if commercial cooking that emits grease-laden vapors is conducted in that restaurant,a commercial hood and duct system with fire suppression system must be installed. Separate plans must be submitted for the hood and duct fire extinguishing system. Reviewed by )L Date Building Department ® File Copy FP - 22 Page 1 of 1 Cl.
