The roof is framed with engineered trusses at 24"on center, and H1 hurricane clips were installed at truss bearing locations. The walls are framed with 2x4 studs at 16"on center, and 4x 10 headers were installed over window locations in load bearing walls. The floor is framed with 2x6 pressure treated joists at 16"on center on pressure treated 4x6 beams at approximately 6'8"on center The roof and floor appears to have been sheathed with OSB sheathing, and T-111 siding has been installed on the exterior walls. The foundation of the building consists of pressure treated 4x6 posts placed on the asphalt parking lot. At the time of our structural observation, the majority of the structural elements of the addition were exposed. The building is sheathed,roofed, and sided,but no interior finishes have yet been applied. No effort was made to verify the existence or integrity of hidden building elements or to count each nail installed. The sole objective of our review and analysis is to determine if the size and layout of the primary structural elements conform to basic principles of structural design and the intention of the International Building Code. Summary of Analysis. The majority of the building appears to have been constructed in accordance with the structural provisions of the International Building Code. The roof, walls, and floor framing and sheathing appear to be in accordance with the Building Code. However, the foundation of the building is inadequate in a couple of different ways. The 2x6 rim boards on the east and west side are overstressed and need additional support posts added at roughly 3'4" on center, or one between each existing post. In addiction,the building isn't anchored laterally to withstand wind and seismic forces. We have designed a concrete pier to be installed at each corner of the building and bolted to the existing floor frame to anchor the building. In addition, while the pressure treated wood posts conform to the building code, our experience has shown that they have a limited lifespan in this climate. We recommend skirting the building, and installing stand off post bases or pier blocks under each post to improve the durability of the building foundation. Please see the attached plans and details of the additional supports and bracing for additional information. FILE After reviewing the size and spans of the roof, wall, and floor framing and sheathing, and the foundation construction,this structure appears to have been constructed largely in accordance with the structural provisions of the International Building Code. The observations, interpretations and conclusions herein are based on generally accepted professional engineering and structural design principals and practice.
