Eighth Street Redevelopment Diane Markley Proiect Descriotion Diane Markley of Port Angeles, WA is planning minor redevelopment of her property located on a 0.16-acre parcel at 218 and 220 W. Eighth Street in Port Angeles. The parcel currently contains one rental house, one unoccupied building, and one garage, along with paved area, graveled area, and lawn/landscaping. The redevelopment will consist of removing the garage, remodeling the interior of the unoccupied building to create office space, and the addition of a paved parking lot. This redevelopment will remove approximately 430 sJ. of roof area and 800 sJ. of graveled area, and will add approximately 2,100 sJ. of pavement, for a net addition of 870 sJ. of impervious area. All areas of the redeveloped site that are not paved or roofed will be lawn/landscaping. This plan accounts for the entire 0.16 acre site. According to the Westem Washington Municipal Stormwater NPDES and State Waste Discharge General Permit, under which the City of Port Angeles is permitted, project sites under 1 acre in size that discharge to the permitted city's municipal separate stormwater sewer system continue to be regulated by the same local guidelines that were in place prior to coverage under the General Permit. By these regulations, this project site is required to install stormwater detention per rational method drainage calculations for storm flows up to and including the 25 year storm event. All of the potentially contaminated runoff from the paved parking lot will be collected by a catch basin containing a catch basin filter insert and routed to a detention pipe. The detention pipe will detain runoff and release it to the municipal stormwater system at the rates prescribed by the drainage calculations (see the attached Relevant Calculations). The Stormwater and Erosion Control Plan is attached. It includes details of the BMPs that will be used. Existina Site Conditions The site is bordered to the northeast by W. Eighth Street, to the southwest by a paved alleyway, to the northwest by two developed residential parcels, and to the southeast by a developed retail parcel. The predeveloped site is approximately 38% roof area, 15% pavement, 12% gravel, and 35% lawn/landscaping. The site is predominately flat, with a short, steep 1-2' drop to sidewalk grade on the northeast side. Vicinity MaD Below is a map depicting the vicinity of the construction site.
