We have checked this plan and find that it conforms to the requirements of the code.
Additional Comments:
All systems, including underground mains, shall be installed by a state licensed and certified
company. Systems shall be installed per the applicable NFP A Standard.
All electrical components shall be compatible with the fire alarm system.
All underground piping must be inspected and hydrostatically tested by the Port Angeles Fire
Department PRIOR to being covered. A witnessed flush of the underground piping is required.
A design sprinkler flow test and alarm test are required for all13D systems.
Before final acceptance of the system, an inspection will be conducted to ensure that the
installation complies with the applicable NFP A Standard. This 13D system will require a
measured flow test.

For and in consideration of mutual benefits, the Grantors, Steven P and Kathy Kroll, h band and wife, do hereby grant
unto the Grantee, the City of Port Angeles, a municipal corporation the' ashington, and its successors in
interest, a permanent sanitary sewer utility and right of way access easement to allow ingress and egress over the easterly
10' (feet) of the Grantor's property (Lot D, Green Crow SHP 02-01), more commonly known as 1208 Rook Drive.
The land referred to is in Section 14 Township 30 N, Range 6 WWM, Clallam County, Washington, and the easement
is more specifically described as follows:
An easement 10' (feet) in width and 361.05' ( feet) in length, located on the east property line of Lot D, contained in
Green Crow Short Plat (SHP 02-01) per V30 P30, Port Angeles, Clallam County, Washington.
This easement shall be subject to the following reservations, terms and conditions, with which the Grantee and its
successors in interest hereby agree to comply:
1. Grantee's use of this easement will be in conjunction with the construction and maintenance of a sanitary sewer
main.
2. Grantee's use of this easement will in no way hinder the Grantor's the right to include the easterly 10' (feet) in
building setback requirements per the City's zoning regulations.
3. Grantee's use of this easement will in no way hinder the Grantor's the right to include the easterly 10' (feet)
in the percent oflot coverage allowed per the City's zoning regulations.
4. Grantee and its successors in interest will, at all times, protect, indemnify, and hold hannless Grantor's from
and against any and all damages, claims, liens, costs, or liabilities which may, in any way, be asserted against
Grantor's, his employees, agents, successors or assigns, by reason of injury or damage to any persons or
property caused by or growing out of the use by Grantee and its successors in interest of the easement described
herein.
5. Ifthe City of Port Angeles does not install a sanitary sewer main in said easement, and takes use thereof, within
20 years of the date of recording of this easement, then the easement shall revert to the Grantor's.
6. Ifthe City of Port Angeles ceases to require the use ofthe easement as described, either by abandonment or by
relocation, then the easement shall revert to the Grantor's.
This easement shall be filed with the Clallam County Auditor and shall be attached to and run with the real estate
described herein.
