A building inspection request for air seal and frame will not be done until the stormwater measures are corrected I had hoped to let you know that the site would be posted to stop work before it occurred, but it has, and so wanted to let you know the reason at this point. As soon as the stormwater issues have been corrected, normal inspections will continue and you can continue with construction. Will see you this evening. This doesn't surprise me in that a preliminary approval is only binding on the subdivision of land that was proposed A landowner need not carry out the proposal or such as our case redesign it to an improved layout. There is nothing in the ordinance that would preclude the construction of a home on a large tract of land provided it meets setbacks can get utilities, and has access to an adjacent public street. This proposal would meet setbacks, it already has utilities and it is abutting Rook Drive Campbell Avenue and Wabash Street. We would access from the northern terminus of Rook Drive while keeping access to Campbell Avenue and Wabash Street closed We acknowledge the risks involved with this proposal, which all fall on Green Crow We recognize that misplacement of the residence could jeopardize one of the lots in the event that it would result in insufficient setbacks. We also recognize that a variance can not be granted as a form of relief for any resultant setback violations. To offset this risk we will have Wengler Surveying and Mapping mark the corners of the proposed lot to ensure an accurate location and the setbacks will be those allowed under the existing preliminary approval of the PRD As we discussed this first phase of the PRD will remain largely unchanged except that there will be two fewer lots under the latest proposal. Setbacks are not a problem because the placement of the residence will be significantly back from any property line or public going to market. Upon reviewing the single family residential plans submitted for permit, the following are some of the items that will need to be taken in to consideration. Foundation Footing The minimum size of a footing in Seismic zone D2 are as follows. Truss design and calculations are required upon submitting an application, lateral connections are required to end walls where truss rafters are perpendicular to end walls. A truss /rafter tie shall be required to prevent uplift per code. 4- Braced Wall Lines. In Seismic category D2 exterior and interior braced wall lines cannot exceed 25' -0" Wall bracing must start within 8' -0" of a transverse wall or a designed collector Standard wall bracing methods are required as per section R602.10.3 of the 2003 IRC. If the wall bracing methods cannot be met, then refer to "Alternate Braced wall panel" Section 602.10.6 of the 2003 IRC. If any of the aforementioned methods cannot be met, engineering design will be required for the "SHEAR WALL" design. Section R602.10.9 for interior braced wall line support for 1 and 2 story buildings require a continuous footing supporting a braced wall line, interior and exterior not to exceed 50' -0 "intervals. (Gypsum wall board) 5/8" type "X" sheets rock is required in the accessible usable space under stairs and on ceiling of a garage only if a habitable area is located above the garage. The rating of the sheet rock nail pattern must be visible to the inspector Nail pattern for all sheet rock 'A" and 5/8" to be 8" on center and 12" OC if drywall screws are used. Per table 702.3.5 of the 2003 IRC. Interior braced wall panels are to be inspected prior to tape, bed and texture. Moisture resistant wallboard is required around w /c.
