Prepare record documents in accordance with the requirements in Division 1 Section "PROJECT CLOSEOUT In addition to the requirements specified in Division 1 indicate the following installed conditions 1 Ductwork mains and branches, size and location, for both exterior and interior locations of dampers and other control devices, filters, boxes, and terminal units requiring periodic maintenance or repair 2 Mains and branches of piping systems, with valves and control devices 3 Equipment locations (exposed and concealed) dimensioned from prominent building lines. 4 Contract Modifications, actual equipment and materials installed 1 9 MAINTENANCE MANUALS A Prepare maintenance manuals in accordance with Division 1 Section PROJECT CLOSEOUT Furnish 3 copies of operation manual describing operation and maintenance of Mechanical installations Manuals shall be hard cover 3 -post binder and indexed by systems. Pages shall be same size, with exception of allowable foldout pages for control and flow diagrams Submit material to Architect for approval prior to binding Cover shall be inscribed with name of project, Owner description of contents, Architect, General Contractor Mechanical Contractor and date In addition to the requirements specified in Division 1 include the following information for equipment items 1 Description of function, normal operating characteristics and limitations performance curves, engineering data and tests, and complete nomenclature and commercial numbers of replacement parts 2 Manufacturer's printed operating procedures to include start -up, break -in, and routine and normal operating instructions, regulation, control, stopping, shutdown, and emergency instructions, and summer and winter operating instructions 3 Maintenance procedures for routine preventative maintenance and troubleshooting disassembly repair and reassembly• aligning and adjusting instructions 4 Servicing instructions and lubrication charts and schedules 1 10 DELIVERY, STORAGE, AND HANDLING A Deliver products to the project properly identified with names, model numbers, types, grades, compliance labels, and other information needed for identification BASIC MECHANICAL REQUIREMENTS 15010 3 Port Angeles Police Department PART 2 PRODUCTS (Not Applicable) PART 3 EXECUTION 31 ROUGH -IN A. Verify final locations for rough -ins with field measurements and with the requirements of the actual equipment to be connected B. Refer to equipment specifications in Divisions 2 through 16 for rough -in requirements 3 2 MECHANICAL INSTALLATIONS A General Sequence, coordinate, and integrate the various elements of mechanical systems, materials, and equipment. Comply with the following requirements 1 Coordinate mechanical systems, equipment, and materials installation with other building components 2 Verify all dimensions by field measurements 3 Arrange for chases, slots, and openings in other building components during progress of construction, to allow for mechanical installations 4 Coordinate the installation of required supporting devices and sleeves to be set in poured -in -place concrete and other structural components, as they are constructed 5 Sequence, coordinate, and integrate installations of mechanical materials and equipment for efficient flow of the Work. Give particular attention to large equipment requiring positioning prior to closing in the building 6 Where mounting heights are not detailed or dimensioned install systems, materials, and equipment to provide the maximum headroom possible 7 Coordinate connection of mechanical systems with exterior underground and overhead utilities and services. Comply with requirements of governing regulations, franchised service companies, and controlling agencies Provide required connection for each service 8 Install systems, materials, and equipment to conform with approved submittal data, including coordination drawings, to greatest extent possible. Conform to arrangements indicated by the Contract Documents, recognizing that portions of the Work are shown only in diagrammatic form Where coordination requirements conflict with individual' system requirements, refer conflict to the Architect. 9 Install systems, materials, and equipment level and plumb, parallel and perpendicular to other building systems and components, where installed exposed in finished spaces 10 Install mechanical equipment to facilitate servicing, maintenance, and repair or replacement of equipment components As much as practical, connect equipment for ease of disconnecting, with minimum of interference with other installations Extend grease fittings to an accessible location 11 Install access panel or doors where units are concealed behind finished surfacr s Notify General Contractor on the number location and size of access panels or doors 12 Install systems, materials, and equipment giving right -of -way priority to systems required to be installed at a specified slope BASIC MECHANICAL REQUIREMENTS 15010 4 Port Angeles Police Department 3 3 CUTTING AND PATCHING A General Perform cutting and patching in accordance with Division 1 Section "CUTTING AND PATCHING In addition to the requirements specified in Division 1 the following requirements apply. 1 Protection of Installed Work. Coordination drawings for access panel and door locations 1 5 QUALITY ASSURANCE A Equipment Selection Equipment of greater or larger power dimensions, capacities, and ratings may be furnished provided such proposed equipment is approved in writing and connecting mechanical and electrical services, circuit breakers, conduit, motors, bases, and equipment spaces are increased No additional costs will be approved for these increases, if larger equipment is approved If minimum energy ratings or efficiencies of the equipment are specified, the equipment must meet the design requirements 1 6 DELIVERY STORAGE, AND HANDLING A. Deliver pipes and tubes with factory- applied end -caps Maintain end -caps through shipping storage, and handling to prevent pipe -end damage and prevent entrance of dirt, debris, and moisture 6 Protect stored pipes and tubes from moisture and dirt. Elevate above grade When stored inside, do not exceed structural capacity of the floor C Protect flanges, fittings, and piping specialties from moisture and dirt. 1 7 SEQUENCING AND SCHEDULING A Coordinate mechanical equipment installation with other building components B. General Locations and Arrangements Drawings (plans, schematics, and diagrams) indicate general location and arrangement of piping systems Indicated locations and arrangements were used to size pipe and calculate friction loss, expansion, pump sizing and other design considerations Install piping as indicated except where deviations to layout are approved C Install piping at indicated slope D Install components having pressure rating equal to or greater than system operating pressure E Install piping in concealed interior and exterior locations, except in equipment rooms and service areas F Install piping free of sags and bends G Install exposed interior and exterior piping at right angles or parallel to building walls Diagonal runs are prohibited, except where indicated H Install piping tight to slabs, beams, joists, columns, walls, and other building elements Allow sufficient space above removable ceiling panels to allow for ceiling panel removal I Install piping to allow application of insulation plus 1 -inch clearance around insulation J Locate groups of pipes parallel to each other spaced to permit valve servicing K. A. Extent of packaged heating and cooling units work required by this section is indicated on drawings and schedules, and by requirements of this section B. Electrical Work. Provide the following wiring as work of this section, in accordance with requirements of Division 16 1 Provide control wiring between unit mounted control panel and thermostats, remote control panels, and any other control device furnished as work of this section 2 Provide factory- mounted and wired controls and electrical devices as specified in this section C Refer to Division -16 sections for other electrical work including motor starters, disconnects, wires /cables, raceways, and other required electrical devices, not work of this section 1 3 QUALITY ASSURANCE. A Manufacturer's Qualifications Firms regularly engaged in manufacture of packaged heating and cooling units, of types and capacities required, whose products have been in satisfactory use in similar service for not less than 5 years B. Codes and Standards 1 ARI Compliance. Provide capacity ratings for packaged heating and cooling units in accordance with ARI Standard 360 "Standard for Commercial and Industrial Unitary Air Conditioning Equipment" 2 ASHRAE Compliance Construct refrigeration system of packaged heating and cooling units in accordance with ASHRAE Standard 15 "Safety Code for Mechanical Refrigeration" C. UL Compliance Provide packaged heating and cooling units which are UL- listed and labeled 1 4 SUBMITTALS A Product Data Submit manufacturer's technical product data, including rated capacities of selected model clearly indicated, weights, furnished specialties and accessories, and installation and start -up instructions PACKAGED HEATING AND COOLING UNITS 15781 1 Port Angeles Police Department B. Maintenance Data. Submit maintenance data and parts list for each packaged heating and cooling unit, control, and accessory. including "trouble- shooting" maintenance guide Include this data and product data in maintenance manual, in accordance with requirements of Division 1 1 5 DELIVERY STORAGE, AND HANDLING A Handle packaged heating and cooling units and components carefully to prevent damage, breaking, denting and scoring Do not install damaged packaged heating and cooling units or components, replace with new B. Store packaged heating and cooling units and components in clean dry place Protect from weather dirt, fumes, water construction debris, and physical damage C. Comply with Manufacturer's rigging and installation instructions for unloading packaged heating and cooling units, and moving units to final location for installation PART 2 PRODUCTS 21 GENERAL A Provide equipment that is rated and certified with efficiencies in accordance to energ' code 2 2 SPLIT AIR CONDITIONING SYSTEMS A. Condensing Units /Heat Pump Air cooled, U/L listed, certified and rated in accordance with ARI Standard 210/240, 340 and 270 with direct drive condenser fan motor refrigerant R -22, hermetically sealed compressor with internal spring vibration isolators, and five (5) year extended warranty parts and labor safety and operating controls, low ambient cooling to 30 F switchover valve high- and low- pressure cutouts, crankcase heater inherent overload protection for compressor and condenser fan motor Condenser coil shall be copper or aluminum tubes with aluminum fins, rated and pressure tested in excess of maximum operating temperature Unit casing shall be zinc or galvanized steel with baked enamel steel suitable for exterior application Condensing unit capacity shall match fan coil unit capacity at rated conditions Mount per manufacturer recommendation for high snow load area as noted on plans B. Indoor fan coil units shall be UL listed factory assembled units including coil, condensate drip pan, fan, motor filters, auxiliary electric resistance heater controls in an insulated casing, and single point power connection Coil shall have aluminum fins mechanically bonded to copper tubes C Provide refrigerant piping and all accessories necessary for a complete refrigeration system between the cooling coils and condensers, sized as recommended by manufacturer Include all suction line accumulators, filter- dryers, flex hose, oil sight glass, shut -off valves, hot gas bypass systems and traps necessary for efficient operation PACKAGED HEATING AND COOLING UNITS 15781 2 Port Angeles Police Department 2 3 ELECTRONIC AIR CLEANER A Cabinet shall be constructed of 16 gauge metal with an enamel paint finish Unit to include electronic power pack, twin collector cells, and aluminum mech pre filters EAC filter to be fully assembled for duct installation Collector cell plates shall be of heavy gauge wide plate construction with cantilevered ionizer wires Insulators to be of glazed ceramic material Solid metal conductors shall be used to transfer high voltages to collector cells Power pack to be provided with solid -state high voltage components, with on /off switch and operation test light. Unit to be capable of operating with 208 volt single phase power Unit to include sail switch for interlocked operation with AHU fan Unit shall be UL and CSA listed With an operating temperature range of 40 125 deg F Unit shall be sized for an air pressure drop no greater that 075 inches 2 4 TEMPERATURE CONTROL Provide 2 Model MST Temp System Time Clock Thermostat(s) with Carrier communication capability AND WITH Electronic Time Clock. A SET POINTS The Thermostat shall have separate heating and cooling set points Both the heating and cooling set points shall have a user adjustable comfort range between 66 and 80 F When the heating set point is adjusted one F less than 66 F a setback set point shall be displayed When the cooling set point is adjusted one F above 80 F a set up set point shall be displayed The setback set point shall be field adjustable between 60 and 65 F and the set -up point shall be field adjustable between 81 and 96 F These set points shall be maintained during automatic setback periods B. ROOM TEMPERATURE SENSING The Temp System Thermostat shall be equipped with an on -board room temperature sensor however the temperature sensor may be remotely located from the thermostat printed- circuit board if noted on the attached plans Remote Room Temperature Sensor shall be Carrier Model RRS C.
