Just a reminder that Mike needs to fill in the indentations caused by the nails (if any) and all the seems between the plywood panels. He then needs to sand the entire surface to make it really smooth before applying the glue. This information is both from the engineer at DecTec I had talked to and from my architect friend. After I had mentioned the need for finishing the surface before applying the glue to Todd (something Mike did not do), Todd described exactly the same process. He has seen roofers do it at some of the houses he built. He can serve as an adviser if need be and as a 'control officer' I am sure. He is always very discreet and would never ruffle anybody's feathers. (Thank you, Todd!) Warm greetings to all, Zuzana Microsoft brings you a new way to search the web. From Zuzana Dillon <von_igel @hotmail com> To Chuck Bishop <sequimwa @ubuildit.com> Date 9/20/2009 12:23 PM Subject: Leaks at Hillcrest CC James Lierly (PA building inspector)' <jlierly @cityofpa us> Chuck, Todd came to look at the leaks yesterday He said that he will be ready to start working on whatever is necessary on Tue He also mentioned that Bruce from DecTec said to you that Mike should have laid the floor on a different underlayment and that the membrane has to come off on both decks I was glad to hear it because given the bad quality of the south facing deck, I worried about when flaws will show up on the north side too I will call you today (with apologies) to discuss this. I am sorry that my phone is causing trouble, you can always leave me a message on the home number or e-mail if you cannot get me on the cell and I will get it either at lunch time or in the evening If the underlayment has to be changed would you please e-mail and talk to Mike today about proceeding as quickly as possible while Todd has the time, and the insulation and drywall companies are willing to work with us to finish their work soonest once the leaks are reliably stopped? (I asked him to keep a separate record of all the additional work he has to do to submit the bills to Mike) Moreover the weather is supposed to be nice the entire week. If Mike removes the membranes on Monday we could be back on schedule by the end of the week, Todd could start painting and floor laying, finishing several rooms in which I could store my things when they come As I told you and Jim during our meeting, I would not be opposed to Mike getting off the job (after removing the incorrectly installed membrane from both decks) I will obide by the requirement that Mike gets a chance to fix the problem but would greatly prefer somebody else with experience which Mike clearly does not have There are several people in the area who do this work and have good reputations apparently and either you or Todd could get somebody else in my absence As I see it, we have several options how to fix this subject to DecTec Bruce's and Jim's approval 1 We could leave the membrane in place lay new thinner than the original -one underlayment over it, and properly install the new membrane over that. 2 Remove the existing membrane and lay the new thinner underlayment over the existing underlayment, and then the new membrane over the latter In each case the sliding doors would have to be raised to put the underlayment under the frames creating a treshold Although I told you all that I did not want thresholds since this is a retirement home, am willing to accept it in order to resolve this issue expeditiously I fully trust Todd to construct and seal it so that there will not be any leaks into the upstairs room 3 Remove the membrane and the existing underlayment, and start anew This would be the most time consuming and most costly for Mike (as he will have to pay for the framers' labor and any additional costs above the bid charged by the insulation and dry wall companies due to breaks in their jobs) The choice of any of these or something else is Jim's and Bruce's, as far as I am concerned I should add that I have contacted a friend of mine a State Department architect who designs and supervises construction of embassies and US ambassadors' residences Some embassies and residences in tropical countries have similar decks He did some research for me and said that the roofer has to prepare the underlayment before laying the membrane Even slight indents for instance, where L(9/21/2009) James Lierly Leaks at Hillcrest Page 2J1 the nails are and seems between boards have to be filled and the entire surface sanded absolutely smooth (As you discovered one can run one's fingers along the seems between the boards and also feel where the nails are The membrane has to be rolled as it is laid to perfectly distribute the glue Had it been rolled some of the seems and nails would have been less perceptible I will call you today and hope that we can work something out to have Mike move on this (let me repeat again that I would be very happy if he just removed 'his stuff' and I got somebody experienced to do the job) If I end up with him would you please take the time to supervise him closely in my necessary absence take pictures of the stages of the work and the key places where special care should be taken and a chance of a mistake is likely (for instance, the northeastern corner of the deck above the carport where you found problems with insufficient overlap where the deck meets the house and gaping openings) I would also appreciate your or Jim's advise on getting some written warranty of labor from him Especially if I end up with double underlayment, any subsequent repairs should there be further leaks, will be very expensive Thank you for your attention to this and for your help With best regards Zuzana Hotmail Powerful Free email with security by Microsoft. http.//clk.atdmt.com/GBL/go/171222986/direct/01/ (9/214009) James LierlyT Leaks at Hillcrest Drive From Zuzana Dillon <von_igel @hotmail corn> To Chuck Bishop <sequimwa @ubuildit.com> 'roofer Mike Schmitt (sp <otmse Date 9/19/2009 11 32 AM Subject: Leaks at Hillcrest Drive Dear All 4 474 Nil p Today in the morning (after last night's rain) I went to look at the leaks at my house This is what I found (after additional Tyvek had been temporarily placed around the edges by Mike the roofer on Thursday) 1 There was fresh water in the carport at the place of the old leak where Mike (the roofer) had re- welded the unevenly cut seem which initially had not been attached at the overlap So there is still a problem there 2 In the dining room there was a puddle 59' x 100' One of the large insulation 'bales lying on the floor got wet. It will cover the glue residue from the first installation and prevent either incomplete adhesion of the new membrane or punctures of the membrane by the hardened old glue 4 On all sides of both decks you will remove the metal strips holding down the sides of the membrane (they have been installed only on a part of the decks in any case) You will glue along the edges of the 1L(9118/2009) James Lierly RE. Hillcrest deck Page 211 decks to eliminate the dams created by the membrane which was not glued to the underlayment all the way to the decks' edges As a result they now keep water on the decks The dams thus defeat the slope, which the framer built in in order for water to run off the decks You will then install the metal strips along all edges of the decks 5 You will install flashing and seal as appropriate where the chimney meets the roof of the house I will ask the City building inspector to inspect this 6 You will seal as appropriate the connection between the new membrane and the roof tiles on the western end of the south facing deck where water can enter under the tiles in heavy or driving rain At this time there is no seal between the membrane and the roof tiles After our meeting the City inspector Mr Lierly came to check whether the rest of the house could be approved for dry wall He allowed dry wall to be installed in the house with the exception of the dinning room below the faulty deck and a part of the space between the dining room and the kitchen where a new leak appeared today He asked me to convey to you the following information which partially negates the points above The inspector requires the following in order for the installation to pass inspection 1 The entire south facing deck has to be stripped and covered with a new membrane The membrane cannot be glued to a floor that has two levels 2 Before you can glue the membrane on Accent Construction will install (glue and nail down) a new thin underlayment. The company can consult with the city inspector should there be any questions about the kind of underlayment. The space under the sliding patio door is to be carefully sealed to prevent water from entering the room Again the inspector is prepared to discuss this issue with Accent Construction 3 Mr Lierly will inspect the work at this point before you lay down the membrane 4 You are to provide the inspector with an e-mail from the manufacturer of the membrane describing the correct installation of the membrane together with a proof of purchase of the replacement membrane for the entire south facing deck. The manufacturer's directions are to be followed including if applicable rolling the membrane 5 The new membrane has to extend farther up the north- facing roof under the roof tiles before the roof tiles are secured to it. At this time, 12' strip of the membrane is under the tiles The inspector indicated by gesture that it should be about 2 5 times as much I hope this can be all done before the parts of the house approved today for dry wall are finished so all dry wall can be installed during the same span of time This would prevent further expenses, as I believe a separate set of trips to the house to install dry wall in the spaces under the deck would add to the cost of correcting the problem installation I hope this helps to clarify what has to be done and prevents misunderstandings in the future Thank you for your attention to this issue Zuzana Dillon With Windows Live you can organize edit, and share your photos http. /www windowslive com /Desktop /PhotoGallery Hotmail® is up to 70% faster Now good news travels really fast. http. /windowslive com /online /hotmail ?ocid= PID23391 T WLMTAGL:ON WL.en -US WM_HYGN_faster0 82009 PREPARED 9/09/09 8 58 32 INSPECTION TICKET CITY OF PORT ANGELES INSPECTOR JAMES LIERLY ADDRESS 411 HILLCREST DR SUBDIV TENANT NBR ZUZANA J DILLON TR CONTRACTOR PHONE OWNER ZUZANA J DILLON TR PHONE PARCEL 06 30 15 5 0 1530 0000 APPL NUMBER 09 00000245 RES ADDITION PERMIT BPR 00 BUILDING PERMIT RESIDENTIAL REQUESTED INSP DESCRIPTION TYP /SQ COMPLETED RESULT RESULTS /COMMENTS BLFO 01 6/23/09 PB BLDG FOUNDATION TIME 01 00 6/24/09 AP June 23 2009 8 15 17 AM 1pangrle REX 460 7317 FOUNDATION AFTERNOON June 24 2009 9 12 33 AM pbarthol PW2 01 7/06/09 RV PUBLIC WORKS SEWER CONNECTION 7/06/09 AP September 2 2009 8 11 42 AM rvess BL9 01 8/25/09 JLL BLDG SHEARWALL 8/25/09 AP August 25 2009 9 34 21 AM 1pangrle ROB 477 0342 SHEARWALLS August 25 2009 4 53 31 PM jlierly BL3 01 9/01/09 JLL BLDG FRAMING 9/01/09 DA September 1 2009 1 07 01 PM 1pangrle TODD 461 9566 FRAMING September 1 2009 3 44 46 PM jlierly h- clips /truss eng details /brace landing/j11 BAIR 01 9/02/09 PB BLDG AIR SEAL 9/03/09 AP September 2 2009 9 02 35 AM 1pangrle ROD 477 0342 AIRSEAL September 3 2009 8 40 05 AM pbarthol BL3 02 9/02/09 PB BLDG FRAMING 9/03/09 AP September 2 2009 9 01 23 AM 1pangrle ROD 477 0342 FRAMING September 3 2009 8 40 05 AM pbarthol BLI O1 9/09/09 BLDG INSULATION September 9 2009 8 57 20 AM 1pangrle ZUZANA 703 953 7845 INSULATION COMMENTS AND NOTES PAGE 3 DATE 9/09/09 t(te.2-f 44e -f- Attn: Building Permit Technician 321 E.
