WESTECH COMPANY Environmental Consulting Site Permitting May 17 2011 This letter is to document conditions on a property owned by Mr Lake Beavers who resides at 3230 West Saddle Club Lane (Parcel 073001 330430) a property approximately 0 68 acres in size This property contains an existing residence and septic system (see Figure 1, attached) Immediately to the south of this property, Mr Beavers also owns a property designated 073001 330405, a property approximately 1.24 acres in size It is my understanding that Mr Beavers wishes to combine these two properties In pursuance of that goal Mr Beavers asked me to investigate Parcel 330405 to determine if there are any buildable sites under the Environmentally Sensitive Areas Code The condition of the 1.24 acre parcel (330405) is a mixed swamp and shrub -scrub wetland This wetland covers nearly the entire parcel, with the exception of a few areas along the western 50 feet. The wetland is dominated by red alder, western red cedar, water hemlock, spike rush, slough sedge and creeping buttercup as well as mixed facultative grasses along the edge It appears to be a Category III wetland The bulk of the wetland is swamp except for areas which have been cut or mowed yielding paths of shrub -scrub and emergent wetland The small areas along the western boundary which have some limited upland plants are all within the 50 foot buffer zone that the City Code requires for Category III wetlands. Soils at the Site are mapped by the SCS as Clallam gravelly sandy loam 0 -15 percent slopes, however, the actual soils on the site appear to be normal mapped inclusions within the Clallam subtype particularly poorly drained McKenna and Mukilteo soils These soils appear to overlie shallow glacial till at depths of 6 -12 inches, resulting in an impounded surface -water table with standing water in many areas.
